No need to do that. There are plenty good BACNET/MODBUS sensors, and you can run them over RS485 over CAT5. In my experience, they are utterly reliable and are easy to automate with HA. If you _do_ want to go the DIY route, I highly recommend using ESPHome from HA, and using ESP32 with Ethernet: https://esphome.io/components/ethernet.html It will provide you with a centrally managed dashboard and automatic updates. Downsides: no VLANs for now, and no IPv6.

IPv6 is supported on ESPHome :-)
