    REAL ESTATE MORTGAGE

    KNOW ALL MEN BY THESE PRESENTS:


    This Real Estate Mortgage, made by and between:
    JUANA CHANGE, of legal age, single, and a resident of Solano Hills,
    Sucat, Muntinlupa City (hereinafter known as the MORTGAGOR);
    - and ELLAINE GORIO, of legal age, single, and a resident of J. de Leon St.,
    La Huerta, Paraaque City (hereinafter known as the MORTGAGEE);
    WITNESSETH; That:
    The MORTGAGOR is indebted unto the MORTGAGEE in the sum of One Million Two
    Hundred Thousand Pesos (P1, 200, 000.00), Philippine Currency, receipt of which is acknowledged by
    the MORTGAGOR upon the signing of this instrument, payable to the order of the MORGAGEE without
    need of prior demand or notice within a period of six months, at Two Hundred Thousand Pesos (P200,
    000.00) monthly starting on February 15, 2016 and on every 15 th of the month thereafter until fully paid,
    with interest thereon at the rate of 10% percent per month.
    NOW, THEREFORE, for and consideration of the afore-mentioned indebtedness, and to assure
    the performance of said obligation to pay, the MORTGAGOR does hereby CONVEY and DELIVER by
    way of MORTGAGE unto the MORTGAGEE, (his/her) heirs, successors and assigns, the following
    parcel of land, together with all the improvements found and standing thereon, more particularly
    described as follows:
    A PARCEL OF LAND (Lot 20 Blk 54 of consolidation subdivision plan (LRC) Pcs-13265, being
    a portion of the consolidation of Lots 4751-A and 4751-B (LRC) Psd-50533, Lot 3, Psd-100703, Lot 1,
    Psd-150980, LRC Rec. Nos. Nos. N-27024, 51768, 89632, N-11782, N-13466, and 21071 situated in the
    Bo. of San Donisio, Mun of Paranaque, Prov of Rizal, Is. of Luzon. Bounded on NE., point 4 to 1 by
    Road Lot 22, on...to the point of beginning; containing an area of (280) square meters more or less..."
    That it is the condition of this Mortgage that should the MORTGAGOR perform the obligation to
    pay the afore-cited indebtedness of One Million Two Hundred Thousand Pesos (P1, 200, 000.00)
    together with accrued interest thereon, within the agreed term, this Real Estate Mortgage shall be
    discharged and shall at once become null and void and of no effect whatsoever, otherwise, it shall subsist
    and remain in full force and effect and be subject to foreclosure in the manner and form prescribed by
    law.

    IN WITNESS WHEREOF, we have hereunto set their hands, this 7 th day of January 2016 at
    Muntinlupa City, Philippines.

    BEFORE ME, a Notary Public for and in the City of Muntinlupa, personally appeared Juana
    Change with Community Tax Certificate No. 123-4567 issued on January 2, 2016 at Muntinlupa City, and
    Ellaine Gorio with Community Tax Certificate No.987-6543 issued on January 2, 2016 at Muntinlupa
    City, both personally known to me (or whom I have identified through competent evidence of identity) and
    who represented to me that their respective signatures on the foregoing instrument were voluntarily affixed
    by them for the purposes stated in the instrument and who declared that they have executed the foregoing
    instrument as their free and voluntary act and deed.
    This Instrument consists of only two (2) page/s, including this page in which this
    acknowledgment is written, duly signed by the parties and their instrumental witnesses on each and every
    page hereof.
