At a Glance Dhaka City Building Construction Act 2006 1. Procedure of Approval a. Land Use Clearance (From Town Planning Section of RajUK) b. Development Permit (From Town Planning Section) c. Building Permit (From Design Section) d. Occupancy Certificate (From Design Section) 2. One Window Service Cell a. Buildings having apartments more than 40 units should take permission from different government service organization. For this entire permission one window service cell will be operated from RajUK. 3. Mandatory Open Space a. According to setback rule and percentage of allowable ground coverage each and every building plot should maintain mandatory open space. 4. Setback a. Front setback should 15 from road center or 5 from site line. b. Up to 100 high or 10 storied building setback rule will be followed according to following chart Land Area (sft) Minimum setback Rear (feet) Minimum setback Rear (feet) Up to 2152 3-4 3-4 From 2153 to 2959 5-0 3-4 From 2960 to 13988 6-7 4-2 Above 13988 6-7 5-0 c. Buildings over 100 high or 10 storied buildings should maintain 10 setback for rear and 2 sides. 5. Setback of Basement a. Basement can be extended into setback area and its limit should not cross 50% of the mandatory setback. 6. Ground Coverage a. All buildings should maintain allowable ground coverage according to the FAR chart.

7. Building Height: a. All rules regarding building height mentioned in the Master Plan will be followed. 8. Adjacent Road width a. 20 wide road is mandatory for approval of any building. b. If the road is less then 20 then required space to make the road 20 should be vacant by the landowner. (50% from the both side of the road.). 2 affected for road Existing 16 wide road 2 affected for road c. This rule is flexible for private road d. If land area does not meet the road width according to FAR chart then applicable FAR will be calculated according to existing road width. Example: For residential use if land area is 20 Katha and adjacent road width is 30 then FAR will be 4 instead of 5. 9. Mixed-Use development a. If any mixed-use development consists of Residential and Commercial use then all rules of residential use will govern. 10. Community Space: a. Residential buildings larger than 32280 sft should have community space of 5% of total floor area. Special Note: If anyone does not take Occupancy Certificate then no utility connection will be permitted. Allowable built area according to FAR do not include Parking Area. Whether this parking is in Basement or Ground Floor or 1st Floor. Very soon height restriction of 6-storied building in planned housing area (Dhanmondi, Uttara, Gulshan etc) will be deactivated. For road width 60 and above FAR is not restricted for some occupancy type. For these cases maximum height can be achieved.
