TECHNICAL SPECIFICATIONS

FOUNDATION
Foundation of all load bearing walls shall be in accordance with working drawings. Termite proofing in foundation, trenches and under floor and for all wood work. 6 thick PCC (1:6:12) with brick ballast under masonry foundation. Brick masonry with A class bricks laid in 1:6 cement/sand mortar. Compacted clear earth (Kasu) filling under floor. Ground floor of the house shall be kept 2 1/2 ft above road level. Porch level of the house shall be kept 1 FT from top of the road level.

DAMP PROOFING
Primary Horizontal damp proofing shall be provided for all parameter walls with (1:2:4) concrete 1/2 thick at 1ft from top of road level. Secondary horizontal damp proofing shall be provided at plinth level 2 1/2ft above road level with (1:2:4) concrete and by applying bitumen coating with polythene sheet for all internal and parameter walls.

SUPER STRUCTURE
9 thick brick masonry load bearing walls with a class brick set in 1:6 cement/sand mortar 4.5 thick brick masonry wall 1:4 cement/sand mortar. 1:2:4 concrete having compressive strength of 3000 psi for all beams, lintels, roof slabs, stair case etc. Tor steel bars(gd 40) shall be provided for reinforcement

PLASTER WORK
All internal/external plaster work to brick masonry walls will be with 1:4 cement/ sand mortar and for ceiling shall be in 1:3 cement/sand mortar. Thickness of all plaster work shall be in general.

FLOORING WORK
Kassu fill and 4 thick dry brick ballast hard core shall be provided under the floor. Marble flooring ( upto Rs 40/sft) shall be provided on top of 1 1/2 thick (1:2:4) concrete in all terraces Entrance lobby/ stair hall, TV lounge and bedrooms will have thick marble ( China virona up to Rs 70.00) chemically polished laid to thick 1:4 cement/ sand mortar over 1.5 thick 1:2:4 concrete Skirting of all marble floor will be with 3/8 thick x 4 x 12 matching tiles laid level with all plaster in 1:3 cement/sand mortar properly grinded and polish The floor of kitchen can be treated with ceramic tiles (up to Rs 500.00/ square meter) laid in to thick 1:4 cement/sand mortar over 1 thick 1:2:4 concrete

DOOR DETAILS
The main door leaf to be in solid sheesham wood 45 mm thick without carving with solid sheesham frame (upto Rs 60,000/-) All other doors to be solid sheesham wood (upto Rs 625/sft) Three doors to be of glass with wooden frames ( 8 mm glass) All doors frames to be dolly acacia wood with sheesham wood frame panel and Architrce Good quality door locks price up to Rs 600.00 each shall be used The main entrance door lock shall be in the range of Rs 5000.00.

BED ROOMS CLOSETS


Wardrobes to be divided into the following sections in general (according to the working drawings) 2/3 width hanging spaces up to 7 ft height 1/3 shelf up to 7 Ft height. Full width storage from 7ft level up to ceiling height. The frame and internal partition to be in wooden baton and laminated sheet thick. The external finish and shutter to be laminated/ selected texture and colour. Wardrobes to have two drawers each with locking system.

BATHROOMS DETAILS
Hot and cold water supply shall be provided in all bath rooms Bath rooms to be provided with vanity basin and European WC in desired colour (up to Rs 6,000.00) Acrylic tubs shall be provided in specified areas,in bath rooms (upto Rs 4000.00) All bath rooms to be treated with imported ceramic(China) tiles with matching double border up to Rs 600.00 /sq meter. All GI pipes for water supply and distribution shall be of IIL(medium) Karachi make One basin mixer, one shower mixer, one bibcock for istanja stopcock for basin and tank in chrome plated(upto RS 13000.00) to be provided in each bath made of master/Sonex /Faisal/Asia. Servant bath to have one Indian WC and one basin. Bath rooms mirrors shall be of imported glass (full Vanity)

KITCHEN DETAILS
Storage cabinets under and above working counter as per drawings Kitchen cabinets under and above working counter manufactured in thicklaminated sheet with wood lining and front lined with laminated board in selected texture and colour. Extra floor trap in kitchen floor for washing purpose 7/8 thick marble slab as per kitchen layout factory polish( up to Rs 200.00/ sft) shall be provided for kitchen counter, hot and cold water line with sink mixer of Master/Sonex/Asia /Faisal shall be provided Local stainless steel double bowl double tray sink shall be provided as per kitchen layout Plain glazed imported ceramic (china) tiles to be fixed on the kitchen wall and counter top and overhanging cabinets with one ceramic tiles Kitchen pattern(up to Rs 600.00/Sq Meter) Floor to have imported ceramic (China) tiles (upto Rs 600.00/sq meter).

WINDOW DETAILS
The window shall be manufactured in anodized Aluminium with ply mesh (2 mm) 3/8 square MS bars steel protective grill shall be provided for all accessible areas. All windows to be treated with 5mm thick tinted glass in the range of Rs 40.00/ sft . Stair railing to be in wrought iron as per approved by the client (up to Rs 200.00/sft).

ROOF TREATMENT
1 1/2 thick brick tiles laid with mud mortar and grouted with 1:3 cement/sand mortar over the roof top. 4 average mud fill laid over Jumbolon sheet. Two coat of cold bitumen applied directly over concrete slabs

ELECTRIFICATION
Concealed electric wiring in PVC conduits with Newage /Pakistan cables. Power and light circuit of sufficient capacity to be provided from meter onward. Fans, power and light points to be provided as per electrical drawings. All switches, light plugs shall be Clipsal made in Australia. Points for TV antenna and telephone to be provided in living room and master bed. Points for Chandelier, Fancy fittings, ceiling fans, Exhaust fans etc will be kept where required Distribution board (DB) with imported circuit breaker(Boch/Leggrand/Terrasaki) will be provided. Gate light and call bell points will also be provided. Separate lines will be provided in living room, master bed and Kitchen for UPS.

SUI GAS
The Kitchen, drawing room and living room shall have gas and exhaust pipes in the walls Connection for geyser and cooking range shall be provided. All points of gas connection shall have place for installation of gas heater matching with skirting height

WATER SUPPLY- SEWERAGE


All piping to be of good quality GI pipe (IIL medium) Karachi made. All concealed water supply of GI pipe to be treated against corrosion. All horizontal and vertical sewerage pipes shall be PVC. All horizontal sewer lines shall be in 6 dia RCC /PVC pipes. All vertical drain pipes fixed on walls shall be of CI Engineering / Pvc

All man holes lid with collar shall be of CI Engineering.

PAINT AND POLISHES


Stain antique polish on wood work. Three coats of enamel paints to all steel works in selected colour. Three coats of plastic emulsion paint ( ICI/ Berger)to be applied on walls and ceiling with proper ground finish.

EXTERNAL FINISH
The whole house shall be treated in weather shield paint (ICI). In case the owner opts for any other external finish the cost difference shall be worked out and the finish could be changed according to owners desire.

EXTERNAL WORK-(OTHER THAN COVERED AREA)


Boundary wall to be in 4 thick brick masonry (1:4) cement/sand mortar. Main gate to be in MS section as per design. Drive way/car porch floor shall be clad stone/ Tuff tiles Gate lights call bell points to be provided. Gully and backyard to be finished in clad stone/Tuff tiles matching with the drive way. A steel spiral stair to be provided at the back of the house for the servant quarter. Over head water tank(RCC), underground water tank and septic tank will be of brick masonry with mosaic water proofing.

NOTES!
All materials and fixtures will be of best quality as mentioned above unless specified otherwise. All service lines for water, sewer, gas, telephone and electric to provided up to the building lines for connection to external supply network. The external connection shall be at client cost. Prices of items wherever mentioned shall be considered as that of the date of signing the contract. The difference of rates of materials/items as quoted above will be adjusted with mutual consent.

AGREEMENT FOR THE CONSTRUCTION OF HOUSE ON PLOT NO: 316-E, EME COOPERATIVE HOUSING SOCIETY MULTAN ROAD LAHORE
This agreement is made on ____ day of July 2006, between Mr Justice( Retd ) Syed Zahid Hussain Bukhari son of , resident of NIC NO: as party of the first part (here in after called the owner) and Malik Muhammad Ilyas son of Malik Feroz Din, resident of NIC NO : As party of the second part (here in after called the contractor) NOW The contractor has agreed to construct the house on the plot titled above in accordance with the agreed and duly signed, designed and specification ( which forms an essential and firm part of this contract agreement) at a composite rate I,e Rs.1300.00 Per square feet ( Rupees Thirteen hundreds only) of the basement, ground floor and first floor with approximately covered area 4811 Square Feet. The payment is to be finalized as per actual covered area at site. The owner further agrees to pay to the contractor according to the rates for the work defined there in, as per the provision of the contract documents. AND WHEREAS The owner and the contractor agree to get the house constructed in accordance with the payment schedule given in annexure-A the construction work will be completed and handed over within 11 (eleven) months from the date of physical start of the project as per construction schedule.

SCOPE OF WORK
The Agreement includes construction of the main building, entrance gate and driveway as per approved and agreed plan in accordance with the technical Specification.

SPECIFICATIONS :

Complete lying of Sui gas pipelines subject to timely survey by sui gas

The following items are not included in this agreement: a. b. c. d. e. f. g. h. i. j. k. Ceiling fans. Fancy fittings (electrical). Sui Gas heaters. Geysers. Cooking range. Connection from WAPDA for electricity outside boundary wall. Sui Gas connection outside boundary wall. Water connection outside boundary wall. Exhaust fans Telephone connection etc. Other items not specifically mentioned in construction Agreement as Consultants liability.

The owner agrees to provide water supply and electricity connection at the site of Work at his own cost outside the cost of the contract, and the contractor agrees to pay the water supply and electricity bills for the facilities used by him, during execution of the work. The owner agrees to pay all the charges to the WAPDA. PTCL, SUI GAS or any other agency as and when required for the execution of the work at site.
