    Deed of Absolute Sale

    KNOWN ALL MEN BY THESE PRESENTS:


    This DEED OF ABSOLUTE SALE is made, executed and entered into by:
    Juan Dela Cruz, of legal age, Filipino, married to Juana Dela Cruz, Filipino, of legal age and with residence and
    postal add at Carlatan, CSF, LU, hereinafter referred to as the SELLER
    And
    Pedro Cruz, of legal age.same, hereinafter referred to as the BUYER.
    WITNESSETH;
    WHEREAS, the SELLER is the registered owner of a parcel of land with improvements located at _______- and
    covered by Transfer Cert. Title No. ____ containing a total area of _________sq. m. more or less, and more particularly
    described as follows:
    TRANSFER CERT OF TITLE NO. ____
    A parcel of Land (Lot 15 blk 54 of consolidation subdivision plan LRC pcs-13265, being a portion of the
    consolidation of Lots 4751-A and 4751-B (LRC).lot 1, lot 2, (LRC) Record nrs. N-12, N13 and N14 situated in
    Dalumpinas, LU. Bounded on NE, point of 4 to 1 by road Lot 24, on to the point of beginning, containing an area of one
    thou..sq. m. more or less
    WHEREAS, the SELLER is willing to sell and the BUYER is willing to buy the above-described real estate property;
    NOW, THEREFORE, for and in consideration of the amount of fifteen thou..(Php15k) Phil. Currency..receipt in full
    is hereby acknowledged by the SELLER to her satisfaction, the SELLER sells, cedes, transfers and conveys in a manner
    that is absolute and irrevocable the above real property unto the BUYER, his heirs, assigns and successors-in-interest.
    The SELLER warrants that she can transfer the title and possession of the aforesaid real estate property to the
    BUYER and that there are no other transactions pending registration with the Regiestry of Deeds in San Fernnando City,
    LU that will adversely affect the rights of the buyer.
    That any and all expenses incidental to the registration and Conveyance of the Title from the name of the SELLER
    to the name of the BUYER such as Transfer tax, Documentary Tax, registration expenses, subdivision association fees and
    the like shall be the sole and exclusive account of the BUYER, that Capital gains tax shall be for the account of the seller.
    IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF ABSOLUTE SALE this 10 th day of
    December 2014 in the CSF, LU.
