Hong Kong Housing Authority (HA)
 Portfolio of Work
• About 30% of Hong Kong’s 7 million
people are residing in public rental
housing.
• We have an existing stock of about
720,000 public rental flats, and we
are building an average of about 15,000
new flats per year.

• Allocation standard is 7 sq.m. Average

living space is about 12.8 sq. m.

 Core Values

BIM Brings Changes…

 3D Models complement 2D drawings’ limitation on

information accuracy

 Provides better visualization for design and internal/

public consultation

 Allows more scientific and quantitative analysis and

enhances design so as to achieve less wastage and
build with sustainability

 Provides better coordination in 3D space among

project team, consultants, contractors and
subcontractors

Excavation, Lateral Support - Tai Pak Tin Street
Challenge 3D Printout
• Complicated excavation and lateral support system;
• Limited site working space.
• Discussed with site staff and contractor before
construction to ensure smooth / safe operations
Benefits
• Better visualization of the site conditions, better
planning and monitoring of the ELS Works.

Site Planning - Tai Pak Tin Street

Challenge :
Tight construction programme & limited
working areas.
 Produce various views from the desired
viewpoints;
 Site area or space reservations;
 Site walkways
 Risk zones related to cranes
 Other safety hazards e.g. cable, pipe lines
excavation, asbestos...etc.

Use of BIM in Leasing

 Prospective tenants to visualize the space before placing tender bids

Construction / Completion

Facility Management

 As-built BIM model

 Linking Information to BIM model e.g. detailed shop
drawings linked to balustrade in 3D view

Balustrade selected

Basic Information e.g. height, type of glass Detailed Drawings

Benefits of BIM
Design
 Enhance the effectiveness of design co-ordination and
integration
 Changes are automatically coordinated across the project
and information generated is therefore high quality.
 Improve communication among project team

Construction
 Enhance building constructability
 fewer errors on site due to inaccurate and uncoordinated
information
 Reduce construction waste
 Facilitate site safety planning

Post-completion
 Quick and easy extract of building information for
management and maintenance

Way Forwards

Our Goal:
Apply BIM to all new projects
from design stage by 2014/15
Way Forward

HA will continue to use BIM to enhance

our portfolio towards smart living, safety &
sustainability –
 BIM facilitates simulation of design feasibility, buildability &
site operation.
 BIM facilitates professional team members such as planners,
architects & engineers to visualize & resolve design to make
decision effectively.
 BIM provides useful data for facilities management, repairs &
preventive maintenance.
 BIM provides effective record system for life cycle costing &
maintenance monitoring.
