DEED OF ABSOLUTE SALE OF REGISTERED REAL PROPERTY
KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE OF REGISTERED REAL

PROPERTY made and executed between:
ELVIE P. TALIB, of legal age, Filipino Citizen, single and a

resident of #103 Honeymoon Road, Baguio City, hereinafter referred
as VENDOR;
-and-
DIYOSA ANJENEL N. FERNANDEZ, of legal age, Filipino

Citizen, single, and a resident of 39 Sinot St., Pinsao, Pilot, Baguio City,
hereinafter referred as VENDEE;
-withnesseth-
1. That the Vendor is the absolute/exclusive owner and possessor

of a certain registered parcel of land situated in Aurora Hill,
Baguio City, Philippines covered by ORIGINAL CERTIFICATE
OF TITLE No. T-123-456 issued by the Register of Deeds of
Benguet and more specifically described as follows, to wit:

A parcel of land (Lot 2-A-6-C, of the subdivision

plan, (LRC) Psd-47132, being a portion of Lot 2-A-6,
described on plan, (LRC) Psd-11998, LRC (GLRO)
Rec.No. Civil Res. No. 211), situated in Aurora Hill.
Sec. “J”, Baguio City, Bounded on the N., points 2 to
3, by Lot 2-A-5, (LRC) Psd-11998; on the E., points 3
to 4, by Lot 2-A-7, Psd-11998; on the SE., points 4 to
1, by Lot 2-A-6-A of the subdivision plan; and on the

W; points 1 to 2, by Lot 2-A-6-B, of the subdivision
plan. Beginning at a point marked “1” on plan, being
N. 68 deg. 38’ E., 715.59 m. from Triangle Station,
Aurora Hill, Baguio City. CONTAINING AN AREA
OF FIVE HUNDRED NINETY FOUR (594) SQUARE
METERS, MORE OR LESS.
2. The VENDOR agreed to sell and the VENDEE is willing to buy

the above-described parcel of registered land including all its
improvements;
3. For and in consideration of the total sum of THREE HUNDRED

THOUSAND PESOS (Php 300,000.00) PHILIPPINE
CURRENCY, receipt of the said total purchase price is hereto
acknowledged by the vendor, paid by the VENDEE to the
VENDOR, the VENDOR by these present hereby SELL,
TRANSFER and CONVEY, unto the said VENDEE, her heirs and
above assigns the above-described parcel of REGISTERED
LAND including improvements;
4. It is hereby declared that the boundaries of the foregoing land

are visible by means of natural and man-made boundaries as
shown in the survey plan of the above-described parcel of land;
5. The VENDOR hereby warrants that the above described parcel

of land is free from liens and encumbrances and further warrants
the peaceful possession by the VENDEE of hereto sold property;
6. FURTHER, the requirements under the provisions of ARTICLE

1623 OF THE NEW CIVIL CODE has been complied with.
IN WITNESS WHEREOF, the parties have hereunto set their

hands this 17th day of March, 2018, in the City of Baguio, Philippines.

This instrument consist of three (3) pages including the page

where this acknowledgement is written, and has been signed on the
left margin of each page thereof by the above-named parties, and their
witnesses, sealed with my notarial seal.
