CERTIFICATION OF SUBLEASE AGREEMENT

This is a certification to sublease the leased premises (hereinafter known as the "Sublease") between

EIGENPOST ENTERPRISE CORPORATION (hereinafter known as the “SUBLESSOR”) and ISTAYCHI


MARKETING (hereinafter known as the “SUBLESSEE”). The Sublessor agrees to sublease the space, and
the Sublessee agrees to take possession of the property located at 252 Sen. Gil Puyat Avenue. Cor. Chino
Roces Ave., Makati City (hereinafter known as the “Premises”) under the following terms and
conditions:

I. Term. Tenancy of this Sublease shall begin with the SUBLESSEE taking possession on the 28th day of
September, 2018 and ending on the 28th day of September 2020. Under no circumstances shall there be
holdover by the SUBLESSEE.

II. Rent. The rent under this Sublease shall be P18,487.50 (Philippine Peso), exclusive of VAT, subject to
Withholding taxes.

III. Escalation. 10% Per annum; P18,487.50 for the Year1; P20,336.25 for the Year2.

IV. Cusa Charges. P100.00/sqm or Php2,175.00/month.

V. The Leased Premises shall be used exclusively by the SUBLESSEE only for commercial use.
