Construction Methods
The work requires the furnishing of all labor, supervision administration and
management, supply of equipment, tools and services necessary for the execution of the
above stated Project composed of the following works:
Upon issuance of preliminary plans and specifications by the procuring entity, the
Design/Build Contractor shall conduct its own study of the project site to produce a complete
set of plans and specification.The architect shall be delegated to produce the floor plans,
elevations, sections, and other views of the proposed project in accordance with the building
code. The Structural Engineer shall be delegated to study the condition existing structures,
and the existing and proposed Architectural Plans to be able to come up with the Structural
Plans for the proposed structure. Allied engineering fields such as Electrical, Mechanical,
Plumbing and Sanitary Plans shall also be delegated to the Engineer for each corresponding
field, each one basing his proposed plan from the Architectural Plans.
Upon submittal of the architect to the Estimator/Civil Engineer of the
consolidated plans, the latter shall be delegated to perform a Quantitative Analysis or
Estimate of the Plans. The Plans together with the estimates shall then be submitted to the
Project Coordinator/Contractor’s Authorized Representative for approval.
Upon issuance of the Notice to Proceed, the contractor will then mobilize its
personnel and equipment to the jobsite. The contractor will then request for ta joint survey
for staking/layout of the project to establish the exact location and elevation of the structure
to be constructed. Preliminary clearing of obstructions will then commence. Meanwhile,
temporary facilities, utilities and enclosures shall be constructed.
Site demolition when needed shall commence upon final inspection of the layout
of the building. All debris shall be disposed off-site. Fabrication of reinforcing bars for RC
footings, tie beams and pedestals/columns shall be done while excavation & earthworks are
ongoing. Normal weight concrete shall be poured on the prepared reinforced concrete
footings, tie beams and pedestals following generally accepted construction procedures.
Samples and Testing shall be done for the poured concrete and reinforcing bars in accordance
with the quality control/assurance program of the contractor.
Structural steel columns shall be erected while making sure that each vertical
member shall be plumb and aligned. Welding works for the installation of beam-column
connections shall follow until building’s structural framing is complete. Installation of floor
panels using steel decking or hollow core slabs shall then be done until all suspended slabs
are in place. Installation of rough-ins for electrical and plumbing components are installed.
Finishing works shall be done in accordance to plans and specifications. Works that can be
done off-site and simultaneously with other finishing works shall be properly scheduled.
Meanwhile, carpentry items may be fabricated simultaneously with masonry works.
Plumbing, Mechanical and electrical lines will also be installed while masonry
works are ongoing or even prior when necessary. Next, the installation of floor finishes/tile
works will follow. Doors & Windows works may also be done simultaneously. When site is
ready, the lighting fixtures may then be installed. Proceed to all other activities following the
specifications until all contracted works are complete. Necessary tests to verify the efficiency
of the design should be conducted.
