The Zuellig Building is the first premium


office tower in the Philippines to be erected since
2000. Located at a prominent intersection in Manila’s
Makati Central Business District, the 33-story, 160-
meter-tall building is notable for its environmentally
conscious design, distinctive façade, and superior
finishes.

The Zuellig Building provides approximately


65,000m² of Class-A office space and approximately
2,000m² of retail area, with parking facilities for 660 vehicles below grade. The form of the
building was generated from the geometry of the site – the intersection of Makati Avenue and
Paseo de Roxas – and to accommodate on-site vehicular access and potential future development.
The building expands on its north side and contracts on its south, resulting in a fan-shaped floor
plan. This allows the building’s facades to be set orthogonally to the east and west property lines
while also directly engaging the fabric of the city in those directions.

The tower offers between 1,870m² and 1,945m² of leasable office space per floor with a
column-free layout that provides maximum efficiency and flexibility. A raised floor system at all
levels allows modular office layout modifications and conduits to facilitate upgrades in computer
and communications technologies. A double-height open-air terrace on the 30th floor provides
outdoor gathering space for tenants and visitors. A low-rise pavilion attached to the tower houses
two street-level retail lots, a food court, and an executive lounge containing a restaurant and
meeting rooms.

The building’s glass façade — its primary architectural expression — is enhanced by


structural sealants, low-emissivity coatings and ceramic frit patterns that minimize heat gain while
permitting the maximum penetration of light to the building’s interior and showcasing the city’s
spectacular views. These features and other sustainable measures helped the building achieve a
LEED Platinum certification from the United States Green Building Council.

Built on the concept of a habitable tree, the


DLSU Henry Sy, Sr. Hall commemorates the
University’s centenary and illustrates its growing
role in Philippine education as well as its
commitment to environmental responsibility.

Designed by the renowned architectural firm


Leandro V. Locsin Partners, Architects, the Henry
Sy, Sr. Hall boasts of a green roof, solar panels, a
rainwater collection system, and a water re-use
system. It has pocket gardens and open areas that support creativity and engage learners to generate
new ideas. 


The Hall has 14 floors of eco-friendly learning spaces and function areas where the
academic community can gather for relaxation, interaction with one another, and official university
activities. Interior areas of the building are named after various parts of a life-giving and nurturing
tree. Its façade has metal moldings or fins, that blocks solar radiation and maintain thermal
comfort. It also has curtain walls installed with double glazed windows that also help control the
heat.
It will also be the first academic structure to be rated upon completion with the Philippines’
own BERDE Standard, a measure of how “environment-friendly” a structure is.

The DLSU Centennial Hall is named in honor of its first donor, Henry Sy, Sr., whose
generosity jump-started its construction
