Environmental Essay Zeitz MOCAA

Cape town is like so many other cities in the world and also unlike any other place. It is an urbanizing city
like thousands of other cities and as such faces the problems of a growing and developing city.
Population growth and the availability of resources is a constant battle, and as such the need for a more
sustainable environment that handle such change is essential. Cape Town is also so unlike other cities, in
its natural beauty of mountains and ocean connect that brings such vegetation, landscape and
environment unlike any other place in the world, and that is unique to the city. Therefore, the struggle
comes in dealing with change and preservation.

The natural vegetation of Cape Town is already being threatened, with an estimation of over 300 species
in critical endangerment facing extinction. Protecting these organisms and their habitats are on high
priority, but rapid urbanization and agriculture is upsetting the target requirements that these habitats
and ecosystems should be reaching. And beyond the danger of human development, the invasive
species populations, further threaten the conservation efforts. (Town 2018)

On the positive side however, efforts are being place, through law and code to incorporate more green
spaces into cities and future projects to become more sustainable and accessible. Efforts to improve the
quality of freshwater and coastal waters is also on the radar and are experiencing positive trends
towards the health of wetlands and rivers. With so much of Cape Town on the coast of the ocean, and
our innate dependency on freshwater, the issues of pollution and global warming heavily impact the
quality of human life, just as much as animals. Water health and water use are both being regulated and
monitored, with high targets for better standards of living and progress is slowly but steadily being
made. (Town 2018)

Thus, with all these thoughts on the current status of the existing environment of Cape Town,
sustainability is an ever-pressing question and demand for the future and specifically, just how
sustainable is the Zeitz MOCAA? And are its efforts at optimal standards? The Zeitz MOCAA was initially
a grain silo, built in 1924 and overtime became a redundancy by the 2000s. It was a structure indicative
of its time and was a piece of Cape Town’s history, and when discussing plans for development by the
V&A waterfront developers, the project was loose and varied until the Heatherwick Studio architects
were chosen and the project was designated for public use; and furthermore, celebrating African art and
culture. (VernissageTV, Zeitz MOCAA, Cape Town / Interview with David Green 2017) Therefore, the
focus of the project was generating public space for people and a non-for-profit institution. This
direction steered the project towards a more economical approach where the benefit of using an
existing building as the base from for adaptation, led to a more economical cost of $30 million, whereas
other museums as the Tate produced at around $270 million. (May 2018) Furthermore, the building
utilizes natural cooling systems to ventilate the building and assist in climate control within the gallery
spaces. The MOCAA also must adhere to the Green Building Council regulations determined by South
Africa, which looks into the use of resources by the building, although according to the architects, the
focus on sustainability is secondary to the sustainability of the structure itself. (May 2018)

Other than utilizing the natural sea breeze of the ocean, the building takes a large focus on lighting. The
lighting experience within the building is meant to create a dynamic environment for the individual
inside during the day and outside at night. The lighting of the environment is supposed to highlight the
dynamic shape and history of the building while the electrical lighting is made a subtle and simple
transition between the interior and atrium spaces that workday and night for all visitors at all hours of
service.

Overall, the building is not entirely sustainable and does not make enough of an effort to minimize its
energy consumption but can simply apply energy saving systems to the façade of the building,
specifically solar paneling. Solar panels could be applied to the whole exterior of the building, which has
ample space with a large area for capturing sunlight throughout the day, although this would
compromise the essence of the buildings design, which was to preserve the historic quality of the
building. Therefore, I suggest that solar paneling be added specifically to the pavilion space in front of
the building and on the roof of the restaurant and mezzanine spaces on the roof garden. With the
advancement of solar panel technology, solar panels have come to the point of transparency which
could achieve a glass light effect that could have worked in place of the existing glass panels that
decorate the building.

Furthermore, the implementation of water saving technologies could be largely beneficial to the city.
Having a system set up through the spaces between the cylindrical silos of the original building to setup
channels that deliver water to the ground or otherwise to collection basins that can have the water
reused/ repurposed for use throughout the city. Since the city is facing difficulties with water use, health
and waste, implementations within the structure of the building that work in the background as apart of
the city can be a start in a trend amongst other buildings to help alleviate city problems.

The Zeitz MOCAA design is heavily affected by the existing structure/design of the grain silo, and that is
where the balance and difficulty that cities deal with can be seen. The balance between preserving the
history of the site (the grain silo) and the transformation of the building’s functions from private
(industrial) to a public (museum) which can affect the amount of carbon emissions, energy consumption,
water consumption, environmental quality. Personally, I believe the design of the Zeitz MOCAA is grand
and dynamic and achieves its purpose in drawing a attention and tourism to the city, but could have
done more to contribute and give back to the city in terms of its sustainability.
