DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale executed by RONALD BAJAR LOPEZ, of legal age, Filipino,
married to MARIA ANABELLE BADINAS LOPEZ and resident of Campsite, Brgy. Ibingay, Masbate
City, known as the VENDOR; and spouses ARNULFO MESA ABENIA and DOLORES PELLEJERA
ABENIA, likewise of legal age, Filipino and resident of #0557 Brgy. F. Magallanes, Masbate City,
Philippines, known as the VENDEE.
WITNESSETH:

That the VENDOR is the absolute owner of a certain parcel of Residential Lot, located at
Brgy. F. Magallanes, Masbate City, more particularly described and bounded as follows:

“A certain Residential Lot, containing an area of 67 square meters, more or


less, bounded on the North by Nelly Datu; on the East by Sarsi Bantayao; on
the South by Ronald Lopez; and on the West by Ronil Lopez with an assessed
value of ₱100,000.”

That the VENDOR offered to sell the property described above to the VENDEE who accepted
the offer;

NOW, THEREFORE, for and in consideration of the sum of TWO HUNDRED THIRTY
FOUR THOUSAND PESOS(₱234,000.00), Philippine Currency receipt of which is hereby
acknowledged in hand and in cash from the VENDEE by the VENDOR to his entire satisfaction
said VENDOR hereby sell, cede, transfer and convey the property described above to the
VENDEE, his heirs, administrators and assigns the property described above free from liens and
encumbrances whatsoever, and peaceful possession of the VENDEE is guaranteed against all
lawful claim by any person whomsoever.

IN WITNESS WHEREOF, We have hereunto set our signatures this ____ day of
______________________ 2020 at Masbate City, Philippines.
