This is a question that many Condos struggle with. On one hand if the demand is not there, it is
hard to justify spending thousands on a system, on the other hand allowing owners to tap into
the existing electrical panels sets a precedent that will become very limiting in the future.
Allowing owners access to the existing electrical room should be viewed as a short-term
solution, while having the owner cover all costs, which in most cases includes a meter for the
Condo to charge back for energy used.
The cheapest and easiest way to meter the usage is with a manual read meter attached to any
level 2 charging station. The PM will have to read the meter quarterly or annually and bill the
owner for their consumption. A digital meter or networked charging station will allow for
remote third party billing but comes with a hefty upfront cost. A Wi-Fi signal needs to be
installed and a proprietary charging station will need to be used. There are contracts and
monthly service fees above and beyond the energy used, $20-$25 per month plus revenue
sharing. The alternative to the two metering options is a flat monthly fee, typically in the $40-
$50 range which is 30-40% above the average EV energy usage.
Condos should also be careful not to allow single run installations. With limited space in
existing electrical panels and limited load capacity, the single run install is not ideal as a long
term multi-user solution. Once a single run has been approved, the board should start planning
for the future. A proper multi-user system is ideal as it will double your load capacity, allow
you to divide the infrastructure cost between the users and has built in billing and monitoring.
A multi-user system will add value to the entire Condominium and prepares you for the future
but comes with an upfront cost. Some Condominiums see this as a reason to hold off while
others believe that once you have an owner interested in EV, then it’s the right time to install
a proper system. Condos will also try and presell the spots in the system to owners who see
this as an opportunity, which can help justify installing a system.
Once a system is decided upon, the Condo will have to choose an installation location. If your
garage has multiple levels, we will find a central location on one level and core up or down to
the other levels giving each level equal access to the system. We will then work with each
owner to get them power from the system to their parking spot.
