Contractor Definition
Contractor can be defined as an individual or legal entity who is employed or
contracted by the project owner to carry out work tasks in accordance with the contract
agreement that has been agreed by both parties, the project is limited by the work items
carried out, costs, and completion time. Anyone can become a contractor, and the legal entity
that becomes the contractor is usually a CV or PT.
Duties of Contractor
1. Project Planning
The first duty of a building contractor is creating a project plan to deliver it on time.
Some responsibilities include:
a. Planning all crucial project development and implementation details.
b. Determining the construction equipment and material requirements, and
planning their procurement.
c. Predicting possible changes and creating risk mitigation strategies.
d. Meeting any legal and regulatory issues.
e. Establishing effective communication among all project participants.
2. Project Management
The contractor needs to complete the project on time, and this involves many
construction management activities:
a. Ensuring funds are available to keep the project moving
b. Purchasing materials with enough anticipation for them to reach the site when
needed
c. Purchasing or renting the construction equipment required for the project
d. Interviewing and hiring subcontractors to complete specialized work
e. Creating progress reports to justify intermediate payments
3. Project Tracking
Project tracking is fundamental to complete the work according to contract
specifications and schedules. In addition to tracking progress, contractors must
prevent disruption. This involves several complementary activities:
a. Quality control
b. Using cost-effective construction methods
c. Ensuring a constant supply of materials, and scheduling purchases well in
advance
d. Construction site safety
4. Legal and Regulatory Issues
Contractors have a handful of responsibilities in terms of legal and regulatory issues.
They must acquire all the necessary permits and licenses before starting the project,
while covering any fees and taxes that apply. Also, the entire construction process
must follow local legislation and building codes.
5. Health and Safety Issues
The contractor must guarantee health and safety in the construction site, by
implementing adequate procedures and raising awareness among workers. The
contractor is also responsible for the proper operation of equipment and preventing
any accidents from misuse. The contractor deals with any emergencies and unforeseen
issues at the project site, and must report them to the client’s supervision staff.
Kinds of Contractors
There are several types of contractors who have their respective job specifications.
In general, contractors are divided into five special fields, namely the architectural
field, the mechanical field, the electrical field, the civil sector, and the environmental
management field.
1. Architectural Contractor
Contractors in the architectural field have jobs that are very close to the architectural
field. However, their work is not limited to the design stage. They are also involved in
the maintenance and maintenance of the building starting from planning to
maintenance of simple buildings, medium to high technology, as well as interior
architecture and garden landscapes.
2. Mechanical Contractor
In this case, the mechanical contractor is the contractor who is responsible for things
that require mechanical expertise to function properly along with their maintenance.
In the realm of work, mechanical contractors are more often involved in the
installation of various kinds of equipment in a building. such as air conditioning,
industrial equipment, elevators and escalators, oil and gas equipment, and piping.
3. Electrical Contractor
Contractors in the electrical sector provide services and are also in charge of the
procurement of electricity and its accessories. Starting from the construction of
various types of power plants, electricity network installations, transmission network
installations, signal and radio transmitter installations, telecommunications network
installations, to the installation of lightning rods.
4. Civil Contractor
Civil contractors have jobs that involve the use of public spaces which will later be
used for civil or public purposes, such as road construction, tunnel construction,
bridge construction, highway construction, railroad construction and procurement,
airport construction, and construction of other facilities.
In a project, the contractor works together with the consultant, whether the architect,
structural consultant, or mechanical and electrical consultant. The relationship between
contractors and consultants is that they work together to complete a project given by the
owner, where their respective duties are the contractor as the executor in the field and the
consultant as the planner, meaning that the contractor is obliged to realize a project that has
been designed or planned by the consultant (planner), where in its implementation the
contractor acts as the executor and the consultant as the supervisor who oversees the
construction so that it is in accordance with the plan. Therefore, a consultant and a contractor
have to build a strong relationship to achieve a project goal with the best quality
the owner is the owner of the project that is a service provider and employer. As the tender
contract reaches the qualifications, the owner and the contractor create a contract"contract
agreement".usually the owner will have 3 tendencies such as : good quality of work, low cost,
and project can be done quickly. a successful project can be achieved by a good
communication between contractor and owner.The contract based on the contract, the
contractor provides professional services in the form of buildings as a realization of the
wishes of the project owner which has been poured into the plans and regulations and
requirements by the consultant, while the project owner provides the contractor's professional
service fees.
