Actions and Pre-App Comments

1. For the special exception for the proposed project, provide the following: floor area ratio
for each floor; gross square feet of the building, including, but not limited to retail/restaurant
area; open space area; and area of other proposed uses. Please be advised that once the
area and densities are approved by the Board of County Commissioners, they cannot be
increased during the final Review Process consisting of an Administrative Site Plan
Review (ASPR).

2. The maximum building height shall be the maximum allowed by the Miami-Dade Aviation
Department (MDAD) or its successor agency in accordance with the zoning regulations
for Miami International Airport. Please connect the Aviation department to get additional
information on the requirements.

3. The sidewalk dimensions are not shown on the site plan. Please provide the dimension
for the existing and proposed sidewalks.

4. The site plan shows the sidewalks along both Brickell Avenue and NE 10th street are very
narrow. Among the purposes of the Brickell Station Subzone is to provide an “enhanced
pedestrian environment” and as such, the proposed development should provide a
sidewalk area equivalent to that required in the immediate surrounding area (see
reference to Plan Review Standards, below).

5. The proposed driveway/drop off zone disrupts pedestrian access from the sidewalk and
building entrance. There is no clear way for pedestrians to access the building except
through the driveway; the driveway/drop off location should be relocated to the interior of
the building and have access via the alley along the west property line while the entrance
to the building should be moved closer to the sidewalk. Being that the project is located
within the Rapid Transit Subzone, pedestrian connectivity and circulation should be highly
prioritized while vehicular access should be secondary.

6. Not enough details were provided to complete an efficient review for the parking and
residential count. A zoning legend should be provided in the site plan at the time of
submittal. Please note: The county ordinances required that at least 20% of the parking
spaces must be EVSE-Ready Spaces. (EVSE-Ready Space shall mean a parking space
with full circuity installed in accordance with the Florida Building Code and ready for the
charger to be connected). Also, parking is required for commercial, entertainment, and
restaurant areas; minimum 1.8 spaces/1000 SF.

7. Bicycle parking is also required and must be installed near the entrances of the building.

8. Additional landscaping will be required on the ground floor and should have a combination
of street tree to provide shade along the sidewalks. Provide a landscape plan at the time
of submission. The landscape plan shall be prepared by and bear the seal of, a landscape
architect licensed to practice in the State of Florida, or by persons authorized by Chapter
481, Florida Statutes, to prepare landscape plans or drawings.

9. The proposed palm trees located along Brickell should be replaced with shade trees.

10. Provide exhibits as required in Section 33C-10(F)(4).

11. Describe in the letter of intent and identify on the site plan and other plans as appropriate
conformance with the Plan Review Standards provided in Section 33C-10(H), in particular
those standards regarding pedestrian connections, public open space, green buildings,
lighting, and building scale consistent with applicable City of Miami regulations for
surrounding properties.
