RENT AGREEMENT

This Rent Agreement executed at New Delhi on 10 th of September 2021


between: -

Mrs. Rashmi Bhatia W/o Mr. Pankaj Bhatia R/o 126, Vidya
Vihar Apartment, Sector – 9, Rohini, Delhi - 110085
hereinafter called the First Party/ Landlord.

And

Mr. Chandan Kumar Yadav S/o Mr. Rajnath Yadav R/o Gram
Post Narsinghpur, Lal Ganj, Azamgarh, Uttar Pradesh-
276202 hereinafter called the Second Party/Tenant.

Whereas the first party is the absolute owner and in possession of ONE
ROOM SET ON GROUND FLOOR OF PROPERTY BEARING
NO. C-67, SITUATED AT AVANTIKA, SECTOR – 1, ROHINI,
DELHI – 110085 (Hereinafter called the said property)

The first party agreed to let out the above-mentioned


property to the second party.

NOW THIS AGREEMENT IS WITNESSETH AS UNDER:-

1 That the tenancy of the above premises shall commence from


11th of September 2021 to 11th of August 2022 for a period of 11
Months of tenancy.

2 That the second party shall pay the monthly rent of Rs.
5,000/- (Rs. Five Thousand Only) to the first party on or
before 5th day of English Calendar of each Month and the
second party shall deposit Rs. 10,000/- (Rs. Ten thousand
only) as a security to the first party and the same is refundable
at the time of vacating the tenanted premises without interest.

3 That the 2nd party will use the above said property for
RESIDENTIAL PURPOSE ONLY and not for any other
purpose and shall not misuse the premises for any purpose
contrary to the law.

4 That the 2nd party shall pay all electricity and water
charges in addition to the rent directly to the concern
authorities. The tenant hereby undertakes and assure that no
misuse or theft of electricity and water shall be committed by
him and shall further ensure that no unlawful act will be
committed in the demise portion i.e. tenanted portion. In case
of any violation or non-compliance of rules and regulations,
only the tenant shall be responsible for all such violation and
all its direct or indirect consequences. The tenant shall
indemnify and always keep the landlord indemnified from all
losses, consequences liabilities, expenses and costs whatsoever
in case of any violation or breach of any of the term and
condition of this deed including but not limited to breach of
any of the rules and regulation pertaining to water and
electricity.

5 That the 2nd party shall not make any addition or alteration in
the above said premises without the written permission of the
1st party.

6 That the tenant shall otherwise maintain and preserves the


tenanted premises in good condition and order and protect the
same against moth and white ants and other insects by using
good quality insecticides.

7 That the 2nd party shall not sublet the said property in full or
in part with possession to any other person(s) in any way i.e.
without any rent on or rent.

8 That in case the second party fails to comply with the terms
and conditions of this agreement, the first party shall have
right to take possession of the tenanted premises.

9 That the tenancy period may be extended with the mutual


consent of both parties to this agreement.

10 That the tenant will deliver the peaceful vacant possession of


the tenanted portion with inter lock keys in it entirely after the
tenancy period without any damage.

11 If the tenant fails to give the vacant and peaceful possession to


the landlord at the expiry of tenancy period, the tenant shall
liable to pay the double of rent per month, as damages
charges.

12 In case of occurrence of any event of exigency of one or more


of the force majeure or events not limited to the acts of God,
War, Flood, Earthquakes, fire, strikes beyond the control of
party claiming force majeure which make it impractical to use
the property for the purpose for which it was assigned the rent
of the said period shall remain suspended and if both the
parties agree the rent agreement may be terminated,
discharged and cancelled.

13 That the second party shall quietly and peaceably hold,


possess and enjoy the said premises during the period of this
agreement and shall not commit any offence.

14 That the 2nd party/tenant shall abide by all the rules and
regulations of all the concerned statutory authorities such as
MCD, TPDDL, DDA, etc. and will be fully liable for any sort of
dispute with them during his tenancy period and the 1 st party
shall not be responsible for the same.

15 That the 2nd party/tenant shall not keep or store any


inflammable articles or any objectionable/illegal articles in the
above-mentioned premises.

16 That the 2nd party/tenant shall no do any kind of


alteration/modification at the said premises without prior
written permission of the owner/1st party.

17 That incase after the expiry of the tenancy period, the


tenant/2nd party fails to vacate the premises or to handover
peaceful physical possession of the rented premises to the
landlord/1st party, the he/she will have to pay Rs. 1000/-
(Rupees One Thousand Only) per day to the 1st party/landlord
without any objection.

18 That the minor day to day repairs such as leakage of taps, fuses
of bulbs, lights, tubes as well as penalty, if any, due to untimely
payment of electricity and water bills shall be borne by the 2 nd
party/tenant.

19 That in case any of the party desires to vacate the rented


premises before the expiry of the tenancy period then he will
have to serve one month’s advance notice or one months to the
subsequent party.

20 That in case any dispute arises b/w both the parties regarding
the terms and conditions of this rent agreement then the said
dispute shall be settled in the court of law under the territorial
jurisdiction of Delhi only.

IN WITNESS WHEREOF both the parties to this agreement set


their respective hands on this piece of paper by understanding all the
terms and conditions in all respects and further undertake to follow up
the same, in the presence of the following witnesses on the day, month
and year mentioned hereinabove.
