LEASE DEED

This lease deed is made at Panchkula on this ________ day of


________________2006, between: -

1. Smt. Savitri Kapoor wife of late Sh. O. P Kapoor R/o House


No.3276, Sector 27-D, Chandigarh (hereinafter referred to as the lessor
which expression shall wherever the context so admits includes her heirs,
assigns, successors, legal representatives and administrators of the first
part).

AND

2. ___________________ s/o Sh. _____________________,


R/o _________________________________________________________
(hereinafter referred to as the lessee) of the second part.

Whereas the lessor is landlord of H. No.3276, Sector 27-D


Chandigarh.

Whereas the said lessees has approached the lessor to let out
the two rooms, one kitchen, common verandah and common latrine and
bath situated on the first floor on the left side while entering House No.
3276, Sector 27-D Chandigarh and the lessor has agreed for letting the
above said portion to the lessee on the following terms and conditions: -

1. That the present lease is on month-to-month basis


commencing with effect from 01.06.2006.

2. That the rate of rent of the tenanted premises is settled at the


rate of Rs.3500/- (Rupees Three Thousand Five Hundred Only) excluding
water and electricity charges which are to be borne by the lessees in
addition to the rent, payable to the concerned authorities as per their
billings/demands. Since the sub meter has been installed for the electricity
supply to the tenanted premises, therefore, lessees will have to pay
electricity bill as per the units consumed by them which will be shown in the
sub meter and there is one water meter in the entire house No.,

3276, Sector 27-D Chandigarh therefore the lessees will have to pay the
1/3rd of the water bill which shall be received from the concerned authority.

3. That the rent is payable in advance by 5 th of each British


Calendar Month. The lessee shall pay the rent in cash to the lessors against
receipt.

4. That the rent will be increased by the lessees at the rate of 8%


(Eight per cent) of the previous rent on expiry of this lease deed in case the
lessees wants to renew the lease deed.

5. That the tenanted premises shall be used by the lessees


exclusively for residential purpose only and no commercial activity shall be
allowed at any cost in the tenanted premises.

6. That the lessees will not make any structural addition or


alteration in the tenanted premises.

7. That the lessees shall not sublet or part with the tenanted
premises and shall use the premises for residential purpose only.

8. That the lessees will not store any unlawful/inflammable


articles goods in the tenanted premises.

9. That the lessees shall be responsible for the damages if any


done to the tenanted premises i.e. electrical, sanitary fittings and window
panes, flooring etc.

10. That the lessor shall have the right to visit the tenanted
premises in question for inspecting the conditions during the day hours.

11. That all the taxes i.e. property tax, sewerage tax/charges and
other taxes/fees which may be levied by the Government or concerned
authority or Municipal Corporation, U.T, Chandigarh in respect of the
tenanted premises from time to time shall be paid by the lessees.

12. That the tenancy is terminable by giving one month’s advance


notice from either side in writing.

13. That on termination of tenancy the lessees shall handover the


vacant peaceful possession of the tenanted premises with all the fixtures
and fittings in tact to the lessor.

14. That in case lessees fail to abide by the terms and conditions
of this lease deed then their tenancy shall be terminated automatically with
immediate effect without issuing any notice to the lessees.

15. That in case tenancy of the lessees terminated as per clause


12 & 14 of this agreement then their possession in the tenanted premises
shall be deemed to be unauthorized and they shall have to pay damages for
the illegal use and occupation of the tenanted premises at the rate of
Rs.7000/- (Rupees Seven Thousand only) per month excluding water and
electricity charges, taxes and society maintenance charges till the date of
handing over the vacant physical possession of the tenanted premises,
besides ejectment through court of law.

IN WITNESS WHEREOF both the parties have set their hands


on this lease deed at Panchkula on the day, month and year first written
above in the presence of the witnesses.
