COMMUNITY LIVING {SHARED LIVING+WORK+LEISURE} -hypothetical project

Introduction:
The changing landscape of modern-day consumers is looking for effective residential
solutions.
The main factors that motivate students and millennials to commit to a co-living model are
that it helps in higher savings, mitigating the issues around the discovery of a house
with decent infrastructure, the high setup costs like brokerage and high-security
deposit, unnecessary regulations, and fluctuating rents.
Urban loneliness has become a global phenomenon so Coliving spaces provide them a
platform and opportunity to have human interaction within their vibrant community.

The overall coliving segment will continue to see strong growth due to the ever-increasing
pricing of rental real estate in prime locations. It is further driven by demographic
expansion and Tier 3 / Tier 2 to Tier 1 city urban movement. As per research by JLL,
India’s co-living market is expected to increase at a strong CAGR of 17% in the next five
years to expand to a nearly Rs 1 trillion market.

Can co-living solve the affordable housing shortfall in almost all major Indian cities? Can it
be a sustainable tool for creating integrated community living with better social capital and
higher trust levels?

Need for coliving spaces in India:

• 34% of the population is in the 18-37 years age group


• 36.6 million students in the country
• Increasingly the young working age group (21-40 yrs) is showing willingness and
opting to migrate to newer locations/ cities for work
•Technology, community & social engagement and lifestyle experience across the three
planes of work, leisure and accommodation are driving the development of new formats of
oce and stay India demographics
• 28% of urban households stay in rental housing
• Non-standard, unorganized and low-quality services and facilities for co-living
(PGs/dorms/hostels) Urban rental housing

“ India is home to one of the youngest populations in the world, and the share of the 15-
34-year age band is likely to remain above 30% even in the next decade. With an
urbanization rate of2.3%, close to 35% of its population lives in these areas. Considering
the age bracket, this category will be in the initial years of career growth. This means that
they will prefer rental accommodation over purchasing real estate. Big cities like
Bangalore, Pune, Delhi, Mumbai, and Chennai are evolving day by day attracting
students and freshers from remote areas of India to come out and be a part of this trendy
world. “

Aim:
To create a space for a community that benefits not only from the increased affordability
and sustainability of living but also from a greater quality of life through social interactions
with the people around them.

A space where students, freelancers, professionals, etc live together as a community with
incorporated workspaces that promote a better quality of living.

Objective:
To create a residential space that is the right catalyst for meaningful community
interactions—both on a personal and ecological level.

Thrust area:
1. Sustainable living for the users as well as the environment ie; low-
embodied energy building, and use of local materials.
2. Using interactive zones as the core spirit of the community.
3. Innovative planning of basic spaces for living and working
Scope:
● Spatial typology of living and working spaces
● Recreational spaces for interactive and social wellbeing
● Study on modern-day user preferences and requirements in a work-live space
hybrid

Limitations:
The project does not include families and children as users.

Why Auroville?
The present population of Auroville consists of -
1. Residenht Aurovillians
2. Researchers and students who come for a short duration to contribute to the
efforts of development. Nearly 100 students and researchers are in Auroville
at any given point in time. Annually the number of students and researchers
is estimated around 1200 nos.
3. Day workers from neighbouring villages
4. Short term - casual visitors - mainly visiting the Matrimandir. At any given point in
time around 1000-2000 casual visitors are in Auroville to visit the
Matrimandir. Other than that around 50-75 students and other casual visitors
are in Auroville at any given point in time. The number of casual visitors is
estimated at 2.5L a year.
The population listed in the last 3 categories falls under the FLOATING POPULATION of
Auroville.
