Thumb rule for calculation; Average cost of construting a resedential ternament region
may very from Rs. 800/Sq. ft. - Rs. 2,500/Sq. ft. depending open quality of material.

This cost includes entire cost of labour and material from excavation to fitting of doors
and window with eletrical wiring and plumbing cost.

This cost excludes eletrical and plumbing accessories, any cost of painting other than
whitewashing and furniture works.

So, by above thumb rule Approx Cost of Construction of Midium Specification =


1000 * 900 = Rs. 9,00,000
Where, 1000 is builtup area and 900 is As per thumb rule
assumed value.

Condition: Actual cost depends upon structure and architectural drawing


and actual site condition

Further more to get an approximat estimat of various quantities required for 1000 sq. ft.
built-up area we can use following thumb rule.

Thumb Rule of Quantities of Material for 1000 sq. ft.

Cement = 400 bags


Sand = 51 Cubic meter or 81,600 kg. or 81.6 Ton (Assume density = 1600 kg/m3)
Aggregate = 38 Cubic meter or 60,800 kg. or 60.8 Ton (Assumption density = 1600
kg/m3)
Steel = 4 kg/sq. ft. = 4000 kg/1000 sq. ft.
Paint = 180 lt.
Bricks = 8 Bricks/sq. ft. = 8000 Bricks/1000 sq. ft.
Flooring = 1300 sq. ft. = 325 No. of Tiles

Condition: Actual quantities depend upon architecture and structural


drawings.

Thumb rule are derived from observing more than 500 construction costs of
input have been taken from various reference matrerials.

Further more approximat cost on various work or material is as below as per thumb rule.

Total Cost = 9,00,000 Materials,

Cement = 16.4% = 1,47,600 Rs.


Sand = 12.3% = 1,10,700 Rs.
Aggregate = 7.4% = 66,600 Rs.

Steel = 24.6% = 2,21,400 Rs.
Finishers = 16.5% = 1,48,500 Rs.

(Paint = 4.1% + Tiles = 8.0% + Bricks = 4.4%)


Fittings = 22.8% = 2,05,200 Rs.

(Window = 3%, Doors = 3.4%, Plumbing = 5.5%, Eletrical = 6.8%, Sanitary = 4.1%)
Total Cost = 9,00,000 Rs. / 1000 sq. ft. Construction area
