I. INTRODUCTION

Compy Homes is an apartment that provides comfortable, affordable, and sustainable apartments

for individuals and families. Our business plan aims to address the increasing demand for quality housing,

particularly in urban areas, by providing well-designed apartments that are cost-effective.

Our apartments are designed to appeal to a wide range of customers, including young professionals,

families, and retirees. They are located in convenient locations with easy access to public transportation,

schools, healthcare facilities, and recreational centers.

Our business model is designed to maximize our profitability while keeping our rental rates affordable.

We will accomplish this by owning and managing our apartment buildings, maintaining high occupancy

rates, and carefully managing our costs.

Overall, our goal is to provide quality, affordable housing that meets the needs of our tenants and

contributes to a sustainable future.

II. OBJECTIVE OF THE STUDY

This study generally aims to establish an apartment business called “Comfy Homes Apartment” in

barangay bagong kalsada, calamba laguna. The objective of the study is to give people a reliable,

comfortable, affordable and sustainable apartments. The purpose of this study is to know the potential of

the apartment business.

III. PROJECT DESCRIPTION

This apartment is a two-story apartment. This particular apartment has six rooms in total, with

three rooms located on each floor. Each room has a total area of 23 square meters which provides a

decent amount of accommodation for tenants. Each room has bedrooms, living rooms, kitchens, and

bathrooms. Utilities, electricity, and water bills for this apartment are submetered. This means that each

tenant has their own individual meter for measuring their electricity and water consumption. With

submetering, tenants can track their usage and pay only for what they use, rather than paying a flat fee

that doesn't reflect their actual consumption. Because the apartment has two floors, it can offer more

privacy and separation of living spaces than a single-story apartment. Overall, this apartment is a good

option for 1-2 people looking for budget-friendly and peaceful living.

With the table above, the 135 square meter land that the apartment will build on cost of PHP

2,910,283. The apartment building has 2 floor and 6 rooms, 3 rooms each floor. The construction of the

building is in a “fixed contract”. A fixed price contract sets a total price for all construction-related

activities during a project. The drawing, building permit, occupancy permit, construction and inspection

of the site is done by the contractors. The land, permits and cost construction could be made with the total

of PHP 6,542,096.
