TO HOUSING

David, John Kevin M. | Rasonabe, Jazella M. | Velasquez, Aimrianne S.

What is Housing?
Housing, or more generally, living spaces, refers to
the construction and assigned
usage of houses or buildings individually or
collectively, for the purpose of shelter. Housing is a
basic human need, and it plays a critical role in
shaping the quality of life for individuals, families,
and communities.
-Oxford English Dictionary
Mass Housing
Mass housing is a term that describes mass
production techniques of housing development
projects. It involves designing and constructing
standard domestic house units, either at the same
location or at different locations.
Mass housing is often used as a solution to cover
the acute shortage of housing especially in big cities.

History of Housing
➢ PRE-WAR YEARS | HOUSING ARCHITECTURE

The City of London

Corporation built tenements in
the Farringdon Road in 1865. The
world's first large-scale housing
project was built in London to
replace one of the capital's most
notorious slums – the Old
Nichol.
➢ INTER-WAR YEARS | HOUSING ARCHITECTURE

Le Corbusier introduced high-density concepts such as

Ville Radieuse, featuring modular mass housing and
communal areas. His plans segregated housing from
parkland, using zigzagging slabs on pilotis, influencing
future mass housing designs.

England prioritized suburban cottage estates for

affluent working class. The Becontree estate had
26000 homes but lacked topography and center.
Berlin's Siedlungen included garden Frankfurt's Römerstadt, overseen by Viennese experiment included mass

➢ POST-WAR YEARS | HOUSING ARCHITECTURE

▪ After World War 2, mass housing

projects gained momentum to
accommodate marginalized Khrushev’s
communities, featuring low-rise and Prefab, Moscow
high-rise variations, prefabrication,
and modularity, while also
showcasing contemporary
architectural trends.

▪ Post-World War 2, global mass housing

modular approach for urban density; in

Types of Housing
➢S o c i a l i z e d H o u s i n g

These are the lowest priced housing units in the category. Typically, the houses are row type with no
amenities. The roads are narrow, and in many cases, no sidewalks.

➢L o w C o s t

Houses are usually bare or box type with only one toilet and bath, and the home interiors are left for the
buyer to improve. Sometimes the community would have a few amenities.

➢M e d i u m C o s t

This type of project has improved amenities like guard house, entrance gate perimeter fence, club house
and play courts plus the usual swimming pool. Houses are of much better quality than the previous
categories.
➢H i g h E n d

This development is sometimes referred to as High-end. It has all the amenities in the MEDIUM COST
project and even better ones. In many cases, the buyers are the ones who hire their own architects to
design the house according to their preferences.

➢C o n d o m i n i u m

Type of homes that are single housing units in a larger multi-unit building. Condominiums in a building
have individual owners, and the building in which they are located may be owned by a third party or have
shared ownership from all the condo owners.

➢A p a r t m e n t

Is part of a collection of similar units in one building structure. An important feature is that you have to
rent the place from a landlord.
➢T o w n h o u s e

An individually owned dwelling that shares at least one wall with another unit and has its own entrance
from the street. They’re most popular in big cities where space is limited.

➢S i n g l e - F a m i l y

A single-family house is a free-standing building intended to provide a home for one family. Single-family
homes are built on a plot of land and are not attached to any other houses or buildings.

Rural vs. Urban Housing
➢R u r a l H o u s i n g

▪ Are found in less populated countryside, villages, or small towns.

▪ Features spacious properties with single-family homes, farmhouses, and traditional

architecture.

▪ Residents may need to travel for amenities, healthcare, and education, but enjoy a peaceful
lifestyle, nature proximity, and lower living costs with potential job limitations.

▪ Limited job opportunities, often centered around agriculture, small businesses, or remote
work.
➢U r b a n H o u s i n g

▪ Urban housing is located in densely populated cities and metropolitan areas.

▪ It is characterized by higher population density, often with homes in apartment buildings,

townhouses, or high-rises.

▪ Urban housing offers a variety of housing types and architectural styles, with access to
utilities and advanced infrastructure.

▪ Urban living provides access to amenities, a dynamic lifestyle with entertainment, cultural
events, social opportunities, and diverse employment options.
Housing and Population Growth
▪ Population growth drives higher housing demand, impacting the property market and the
economy.

▪ Urban population growth is expected, leading to increased housing demand and rising
prices.

▪ A housing demand-supply imbalance can result in price increases.

▪ Affordable housing can attract migrants and influence young people's life choices.

▪ Home-ownership can limit residential mobility and migration by tethering people to a

specific location.
NOTABLE HOUSING
PROJECTS
LOCAL AND INTERNATIONAL
Tondominium
in Manila
Tondominium is a public housing project in Manila,

Philippines, aimed at providing decent housing to

residents who have been living in the middle of the

streets for decades. The two ongoing projects are

situated in Tondo, one of the most densely populated

districts in the Philippine capital, and Manila’s largest

slum. The two residential buildings have a combined

total of 336 two-bedroom apartment units, each with

a size of 44 square meters. The city government

previously said part of a P5-billion loan was used to

fund the housing development projects.

Harold Housing
Project, France
The Harold Housing Project in Paris, completed by Jakob
+ MacFarlane in 2008, faced challenges such as land
regulations and tree preservation. It was cleverly divided
into three apartment blocks connected by pathways.
With 100 eco-conscious apartments, the complex offers
ground-level shopping and wheelchair-accessible first-
floor units. Each block boasts green roofs and rooftop
solar-powered heating systems that supply over half of
the buildings' hot water.
