your first concern. Location, places nearby, size of the property, services, features and
design, etc play important roles in deciding the overall prices.

Transportation:
This is your daily routine need. You should go to a place where transportation of bus and train
are easily available.

Connectivity:
Connectivity with your friends and relatives is very important. This will help you very much to
live in a new place. You should find a place where you can easily connect with other cities
and transportation centers such as bus stand, railway stations & airports.

Employment Opportunities:
Employment opportunities are a very important factor to live in a new place. You should keep
in mind the available career and job opportunities before moving to the new place. Start
analyzing quality employment opportunities within your industry and then determine where the
highest concentration of these jobs is located.

Real estate value:

Buying a home is a large investment and you need to seriously consider its value. Before
investing your money in a new home it’s important to research current home prices and
the resale value of homes. You can check the price online; there are so many websites
available for you.

Educational Institute:
A good education is very important for all children. The school and an educational system
where you are located will also be an important factor when choosing a new home. You must
also make sure that the schools and the institutes for your children are close to your house
and your office.

Crime Rate:
Nobody wants to live in a high-crime area. When choosing a place to live, you cannot ignore
the crime rate of the area.
Climate:
Climate has a huge impact on people and is an important factor to consider when deciding on
where to live. If you cannot bear the heat, warmer cities might not be right for you. And if you
don’t like snow, areas where it snows in the winter, may not be for you.
Culture:
It is very important that anywhere you live, you fit in and you feel welcomed into the
community and culture there. If you are a private person and you live in a small city where
everyone knows everyone, that might not be the right place for you. If you respect the religion,
race, sexuality and ethic culture near you that will help in deciding whether this new location
can become a new home for you.

Proximity to Family and Friends:

Your family and friends are your strength and it is another important factor to consider when
choosing a new home that how far you may be from your family and friends.

Healthcare Facilities:
Healthcare facilities are important at any stage of life. So, when planning to move you need to
check the healthcare facilities nearby you. If you have children and if you have your parents
with you who are nearing retirement age then healthcare facilities are very important.

Food Options:
If you are a food lover, you may want to try to find a place to live near to the grocery market,
restaurants, fresh food market. Well, having a food market nearby is very important for all.

RENTING

Advantages:
1. You get more flexibility and freedom. You can make a quick decision to move out,

especially if you have a month-to-month lease.

2. You have no responsibility to maintain the rented area. You can tell your landlord, and
he or she will do all the repairs and maintenance for you.
3. Renting may be cheaper than owning a house. Also, because you aren’t footing the bill
for repairs or maintenance, you know exactly how much you will be spending at the
end of the month.
4. If you work or travel frequently, then renting a house or an apartment is the best
decision as you won’t have to burden yourself with the responsibility of maintaining the
property.

Disadvantages:
1. Your landlord can increase the rent at any time.

2. You cannot build equity if you’re renting a property. It will be your home, but it won’t be
your asset.
3. There are no tax benefits to renting a property.
4. You cannot make any changes to your house or your apartment without your landlord’s
approval.
5. Many houses available for rent have a “No Pets” policy. So if you’re an animal lover,
finding a place to rent that allows pets can be hectic.
6. Your landlord can evict you at any time. They can put the property up for sale to make
a profit if real estate values increase.
7. You are bound by the rules and obligations in your lease agreement.

OWNING A HOME

Advantages:
1. Owning a house can give you a feeling of stability and settlement. There is also the

pride of owning a property.

2. There is complete freedom of redecorating and renovating the property as you are the
owner.
3. Buying a house can serve as an investment. You can buy it and then rent it out to earn
monthly profits.
4. You have complete freedom to live however you want. You can have pets, you can
change appliances, you can renovate and much more without anyone stopping you.
5. You have your own privacy.

Disadvantages:
1. Owning a house requires more responsibility. You have to plan for home maintenance

costs and make time to take care of household projects.

2. A home is not a liquid asset. This means that if you ever plan on selling your property,
it may not be as quick of a process as you expect.
3. Although you don’t have to pay rent every month, property taxes can go up.
4. You can lose the value of your property over time instead of gaining it. You can end up
selling a house you bought for the same exact price 20 years later. When considering
inflation, this means you lost money on your investment.
5. If you are a restless soul, home ownership might not be for you as it provides less
mobility.
6. Buying a house can be much more expensive than renting one.
7. Your monthly expenses may vary depending on what you need for the house. You
might not spend much one month, but may end up spending on roofing the next.

TYPES OF DWELLINGS BY STRUCTURE

Single-family home
A single-family home sits on its own piece of land and isn’t attached to any other
structures. People who choose single-family homes tend to appreciate privacy, the potential
for more storage space and greater autonomy when it comes to making decisions about the
property.
Co-op or condo
In the case of a condo, homeowners purchase an individual unit within a community of
other units. In a co-op, one would own shares in the cooperative or corporation that owns the
building or community, rather than the unit itself. Some condos and co-ops come with
amenities such as a gym or a doorman, and in most of the country, they tend to be more
affordable than single-family homes.

Townhouse
A townhouse is a multi-floor home with its own entrance that shares one or two walls
with surrounding townhomes. People who are drawn to purchase a townhouse appreciate the
smaller footprint because they typically cost less than a detached single-family home in the
same area.

Multi-family home
A multi-family home is a single housing unit designed to accommodate more than one
family living independently. This might be a duplex or a building with up to four apartments.
Sometimes, an individual or family will purchase a multi-family home to live in one part of it
while renting the other units for additional income. Another benefit is the ability to provide
close but separate living space for a relative — particularly one that might need frequent
assistance, such as an elderly parent.
