• Major maintenance is the responsibility of the Landlord (including any service charges and /or homeowner’s association fees from any
management company. Internal maintenance is on account of Tenant but shall not exceed 500 AED.
• The Tenant shall be responsible for insurance of personal belongings.
• The Landlord is not responsible for any damages occurred from any accident while using its facilities
(Electrical, fire or other cause) during the time of the occupancy.
• • The Tenant undertakes to immediately notify the Landlord or their representative in the event of flood or other incident
involving the premises or upon discovery of any damage or fault in the premises.
• • The Tenant is fully responsible for all fixtures etc. supplied by the Landlord against damage and lost.
• The Tenant shall not remove anything in the premises provided by the Landlord such as Electrical Fittings, Fixtures Etc.
• • No repairs / painting / alterations (inside/outside) effecting the structure and beauty of the building to be carried out by the
Tenant without the permission of the Landlord.
• • The Landlord should hand-over the property cleaned and painted.
• • The Tenant shall be responsible for payment of all Government and Municipalities fees for the leased property, including DEWA,
telephone/internet bills. The Tenant should provide final bills of DEWA and other Utilities at the end of the tenancy.
• • The Tenant has to follow rules and regulations of the concerned property developer.
• The Tenant has no right to sub-let the property to another tenant during the tenor of this lease agreement. If the Tenant does so,
then the Landlord reserves the rights eject Tenant from his premises instantly and Tenant loses his right to the condition of this contract.
• The Tenant shall pay AED 1000 penalty for any bounced cheque. If the Tenant is not paying for the apartment, the Landlord has
the right to complain to RERA dispute center or the police.
• • The Tenant undertakes not to fix or display any signs or nameplates on the walls, doors or windows of the premises without
prior written consent of the Landlord.
• • No carpet may be nailed or glued on the floor.
• The Tenant agrees not to make structural, mechanical or electrical alteration without written permission from the Landlord.
• • If the Tenant indulges in any illegal, criminal offences or acts against the local laws of the residing country or uses the property
for illegal acts against the local laws & bylaws then the Landlord has the right to hold Tenant responsible for all damages incurred during
and after offence & eject Tenant of the property.
• • The Landlord can visit the apartment anytime he wishes with 72 hours’ notice.
• The Landlords agrees, that if the Tenant leaves prior to Tenancy expiry date, the Tenant shall submit two months written notice
plus One months penalty. The remaining part of tenancy amount shall be refunded to Tenant within fifteen (15) days.
• Upon vacating the property, the Tenant must handover the premises in the condition it was received in. If any damage is found,
the Landlord reserves the right to deduct the cost from the Tenant’s security deposit. If the Tenant has occupied the property for two years
or less, they will be held responsible for the painting and cleaning of the property.
• • If the furniture is found missing, the Landlord reserves the right to deduct the cost from the Tenant’s security deposit.
• The Tenant agrees to only allow family and relatives to stay at the apartment during the tenancy contract.
• The validity of Tenancy Contract is subject to the clearance of the cheque(s) and the dates specified thereof.
• In event that Landlord intends to market the premise for sale, the Tenant shall allow property viewings provided with an
arranged scheduled date and time.
• The Tenant shall be responsible for the Ejari Tenancy Registration. Tenant has to provide the copy of Ejari registration/DEWA
registration to the Landlord during 1 week after signing the tenancy contract. Upon Tenant vacate, Tenant shall submit to the Landlord
a cancellation of the Ejari Tenancy.
• The Tenant is responsible for any repairs of the appliances due to damage caused by negligence or misuse of any of the appliances
