SPECIFICATIONS
GENERAL CONDITIONS:
The construction of two storey residence shall be made and completed as shown
on the attached plan and shall be done in accordance with the specifications. The works
shall include clearing the site, all necessary excavations, concrete & masonry, doors,
windows, plumbing, electrical, roofing, floor finishing and painting. Such works shall be
carried out until the building is completely ready for occupancy.
The area within the distance of three meters around the building shall be cleared
of rubbish, refuse grass, roots and other perishable or objectionable matter to a
suitable sub-grade. All such materials shall be removed from the building site and
spread uniformly over the area adjacent to the building or disposed as maybe directed
by the engineer.
II – EXCAVATIONS:
All excavations for the foundations shall be made to level as indicated in the plan
where it is be carried until the desired datum or stratum is reached for safe bearing
capacity.
a.) Use class “A” (1:2:4) mix for beams, columns, footings and reinforced slab.
b.) Use class “B” (1:2½:5) mix for constructing walls.
c.) Use 100 mm. thoroughly cured machine made CHB on exterior and interior
walling. This shall be reinforced with 10 mm. ɸ RSB at 0.60m. both horizontal
and vertical directions.
IV – HARDWARE MATERIALS
Steel reinforcing bars indicated in the plans shall be of the standard diameter
and weight. Reinforcement appreciably reduced in section shall be rejected.
No Metal reinforcement shall be used unless it has been thoroughly cleaned by
mill, rust, scale and coating of any character that may destroy the bond.
All door framing shall be kiln dried apitong or its equivalent. Nail shall extend
through the full width of the stiles with mortise and tendon joints, glued wedged and
pinned with two pins to each tendon. Flush doors shall be assemble from available
materials. Framed ribs, core and plywood face veneers shall be glued together before
fastening with finishing nails.
VI – CURING:
Curing shall be applied to all constructed concrete not less than seven days.
VII – PLUMBING:
All plumbing works shall be done in accordance with the latest edition of the
National Plumbing code of the Philippines. All materials, such as: piping, fitting, valves,
fixtures and appurtenances herein after specified shall be new and of highest grade and
quality free from defects such as breaks or other imperfections. All materials installed
are to be concealed in building partition whenever possible. Airtight septic tank should
be provided.
VIII – ELECTRICAL:
The electrical works shall be strictly under the supervision of a licensed Electrical
Engineer and must be done in accordance with the latest edition of the Philippine
Electrical Code and with the rules and regulations of national and local authorities
concerned in the enforcement of the Electrical Laws and Ordinances. All materials to be
used shall be brand new and of first class quality. All electrical appurtenances shall be
subject to the approval of the owner as regard to the location and kind of materials to
be used.
IX – PAINTING:
The choice of color schemes on the painting shall be to the discretion of the
owner.
X – DEVIATION ON SPECIFICATIONS:
There were no provisions for the additional items and changes in sizes of
materials in the specifications. However, if the owner so desires, additional item
installed and size of materials maybe increased upon the approval of the Engineer and
at the discretion and expense of the owner.
