Kindly acknowledge the receipt of this sanction letter and confirm that the terms and conditions as communicated herein are acceptable to you. The sanction
letter is therefore sent to you in duplicate. You are requested to return one copy duly signed at the relevant space in token of having accepted these terms
and conditions. On receipt of the copy of sanction letter duly signed by you and your executing the required document as per the terms of this sanction letter,
we will arrange for the disbursement of the final loan amount.

General Terms and Conditions
1a. This approval is based on documents furnished and information provided by you in the appplication form during personal discussion with Muthoot Housing
representative. While Muthoot Housing would adopt all reasonable care during due diligence, you are advised to obtain an independent legal / technical opinion
of the property and not hold Muthoot Housing responsible for any deficiency in due diligence.
1b. The validity of this sanction will be for a period of 90 days, within which period the loan disbursement has to start. Muthoot Housing reserves the right to
modify or revoke this approval at any point of time thereafter.
1c. Please note that the rate of the interest applicable to the loan amount shall be prevailing as on the date of First disbursement, and thereafter shall change
based on changes in RPLR.
1d. You are requested to sign the duplicate copy of the sanction letter on all the pages and return it to Muthoot Housing as a token of your acceptance of the
terms and conditions of the sanction letter.
1e. Muthoot Housing has been issued a Group Credit Life Insurance by a Life insurance service provider. A Life insurance service provider for securing the life of
the borrower on loan amount outstanding. Please note that Muthoot Housing only transmits the data to the service provider based on your acceptance of availing
the cover as indicated in the Life Insurance Intent clause of Loan Application Form. Muthoot Housing does not underwrite the risk or decide the terms of cover.
The premium quoted for the cover or the suitability of the cover for a particular case lies solely with the service provider after it conducts its process.
1f. You are requested to sign the duplicate copy of the sanction letter on all the pages and return it to Muthoot Housing as a token of your acceptance of the
terms and conditions of the sanction letter.

transmits the data to a general insurance service provider based on the property documents submitted to us. Muthoot Housing does not underwrite the risk or
decide the terms of cover.
2. Borrower’ Margin Contribution: The loan amount shall be restricted to the prescribed ratio as per Muthoot Housing policy. This ratio is calculated with the loan
amount as a percentage of agreement value / market value, whichever is lower. The Borrower’s margin will be determined by Muthoot Housing on case to case
basis with reference to the prevailing lending norms in force. For determining the amount to be disbursed, the decision of Muthoot Housing would be final.
4a. In Plot Plus Construction Cases it is mandatory that the construction should begin within 6 months from date of 1st Disbursement and construction should be
completed within 18 months from date of 1st Disbursement.
4b. In case the above clause is not met then customer has to preclose the loan.
5. Calculation of Pre-EMI: - Pre EMI Interest would be calculated at simple interest rate on the disbursed amount.
6. Other charges: Cost of all charges applicable for stamping / registering loan agreement or any other document executed for the purpose of the loan shall be
borne by the customer.
7. Prepayment / Foreclosure of Home Loan:
a) Variable / Floating rate of Interest : No Charges
b) Fixed rate of interest :

5% if the loan is foreclosed within 12 months of disbursement 3% if the loan is foreclosed after 12 months of disbursement.
8. In the event of any non-compliance of legal and technical formalities required by MHFCL, all the fees paid to MHFCL will be nonrefundable.

9. You are required to provide NACH/ E -NACH mandate form towards payment / repayment of Pre-EMI / EMI. Along with this, you will need to.
10. Processing fee paid by you to MHFCL is non-refundable.
11. A detailed repayment schedule ( Including break up between principal and interest along with the due dates ) will be attached to the welcome kit that shall be
provided to the applicant Post disbursement of the loan.
12. Example of SMA and NPA Classification As per RBI Guidelines Circular- RBI/2021-2022/125 DOR.STR.REC.68/21.0.048/2021-2022 dated 12th Nov 2021.
Classification as on day end Principal or interest payment or any other amount wholly or
partly overdue i.e. pending (Days Past Due Status )
SMA-0 1- 30 days
Accordingly, the date of SMA/NPA shall reflect the asset classification status of the loan account, at the day-end of that calendar date. An example of such
classification is as follows:
SMA 0 - If due date of a loan account is 31st March, 2021, and full dues are not received on this date, the account shall be SMA 0 on day end of 31st
March, 2021.
SMA 1 - If the account continues to remain overdue, then this account shall get tagged as SMA-1 upon completion of 30 days of being continuously
overdue i.e. 30th April, 2021.
SMA 2 - If the account continues to remain overdue, it shall get tagged as SMA-2 on 30th May, 2021
NPA - If the account continues to remain overdue further, it shall get classified as NPA on 29th June,2021
In the above context, it is further clarified that borrower accounts shall be flagged as overdue by the lending institutions as part of their day-end processes for the
due date, irrespective of the time of running such processes.
NPAs may upgraded as ‘Standard’ asset only if entire arrears of interest and principal will be received from the borrower i.e. when Days Past Due (‘DPD’)
becomes 0 (Zero).
In addition to the above points the borrower is also bound by all the terms and conditions of the Loan Agreement & other documents and annexure as signed by
the customer from time to time. Muthoot Housing reserves the right to alter the terms and conditions or stipulate additional condition at any time before loan
disbursement, or thereafter. In case of any discrepancy between the sanction letter and loan agreement, the terms and conditions of the loan agreement will
override the terms and conditions mentioned in sanction letter. On receipt of the copy of Sanction Letter duly signed by you and your executing the required
documents as per the terms of this Sanction Letter, we will arrange for the disbursement of the final amount.
