1.2 The supply of spare sprinklers shall be inspected annually for the following:

(a) The proper number and type of sprinklers

(b) A sprinkler wrench for each type of sprinkler

1.3 Pipe and Fittings:

Sprinkler pipe and fittings shall be inspected annually from the floor level. Pipe

and fittings shall be in good condition and free of mechanical damage, leakage,

corrosion, and misalignment. Sprinkler piping shall not be subjected to external

loads by materials either on the pipe or hung from the pipe.

Exception No.1: Pipe and fittings installed in concealed spaces such as above

suspended ceilings shall not require inspection.

Exception No.2: Pipe installed in areas that are inaccessible for safety

considerations due to process operations shall be inspected during each

scheduled shutdown.

1.4 Hangers.

Sprinkler pipe hangers and seismic braces shall be inspected annually from the

floor level. Hangers shall not be damaged or loose. Hangers that are damaged or

loose shall be replaced or refastened.

Exception No.1: Hangers installed in concealed spaces such as above suspended

ceilings shall not require inspection.

Exception No.2: Hangers installed in areas that are inaccessible for safety

considerations due to process operations shall be inspected during each

scheduled shutdown.

1.5 Gauges.

Gauges on wet pipe sprinkler systems shall be inspected monthly to ensure that

they are in good condition and that normal water supply pressure is being

maintained.

1.6 Annually, prior to the onset of freezing weather, buildings with wet pipe

systems shall be inspected to verify that windows, skylights, doors, ventilators,

other openings and closures, blind spaces, unused attics, stair towers, roof

houses, and low spaces under buildings do not expose water-filled sprinkler piping

to freezing and to verify that adequate heat [minimum 40°F (4.4°C)] is available.

1.7 Alarm Devices:

Alarm devices shall be inspected quarterly to verify that they are free of

physical damage

1.8 Sprinklers:

Where sprinklers have been in service for 50 years, they shall be replaced or

representative samples from one or more sample areas shall be submitted to a

recognized testing laboratory acceptable to the authority having jurisdiction for

field service testing. Test procedures shall be repeated at 10-year intervals.

FIRE EXTINGUISHERS

MAINTENANCE INSTRUCTIONS:

1.0 General

1.1 This chapter is concerned with the rules governing inspection, maintenance,

and recharging of fire extinguishers. These factors are of prime importance in

ensuring operation at the time of a fire.

1.2 The procedure for inspection and maintenance of fire extinguishers varies

considerably. Minimal knowledge is necessary to perform a monthly “quick check”

or inspection in order to follow the inspection procedure. A trained person who

has undergone the instructions necessary to reliably perform maintenance and

has the manufacturer’s service manual shall service the fire extinguishers not

more than 1 year apart.

1.3 The owner or designated agent or occupant of a property in which fire

extinguishers are located shall be responsible for such inspection, maintenance,

and recharging.

1.4 Maintenance, servicing, and recharging shall be performed by trained

persons having available the appropriate servicing manual(s), the proper types of

tools, recharge materials, lubricants, and manufacturer’s recommended

replacement parts or parts specifically listed for use in the fire extinguisher.

1.5 Tags or labels shall not be placed on the front of the fire extinguisher.

Exception: Labels indicating fire extinguisher use or classification, or both.

2.0

2.1 A “quick check” that a fire extinguisher is available and will operate. It is

intended to give reasonable assurance that the fire extinguisher is fully charged

and operable. This is done by verifying that it is in its designated place, that it has

not been actuated or tampered with, and that there is no obvious or physical

damage or condition to prevent its operation.

2.2 A thorough examination of the fire extinguisher. It is intended to give

maximum assurance that a fire extinguisher will operate effectively and safely. It

includes a thorough examination and any necessary repair or replacement. It will

normally reveal if hydrostatic testing or internal maintenance is required.

2.3 Recharging

The replacement of the extinguishing agent (also includes the expellant for certain

types of fire extinguishers).

3.0 Inspection.

3.1 Frequency.

Fire extinguishers shall be inspected when initially placed in service and thereafter

at approximately 30-day intervals. Fire extinguishers shall be inspected at more

frequent intervals when circumstances require.

3.2 Procedures.

Periodic inspection of fire extinguishers shall include a check of at least the
following items:
(a) Location in designated place
(b) No obstruction to access or visibility
(c) Operating instructions on nameplate legible and facing outward
(d) Safety seals and tamper indicators not broken or missing
(e) Fullness determined by weighing or “hefting”
(f) Examination for obvious physical damage, corrosion, leakage,
or clogged nozzle
(g) Pressure gauge reading or indicator in the operable range or position
(h) Condition of tires, wheels, carriage, hose, and nozzle checked
(for wheeled units)

4.0 Inspection Record keeping.

4.1 Personnel making inspections shall keep records of all fire extinguishers

inspected, including those found to require corrective action.

4.2 At least monthly, the date the inspection was performed and the initials of

the person performing the inspection shall be recorded.

4.3 Records shall be kept on a tag or label attached to the fire extinguisher, on

an inspection checklist maintained on file, or in an electronic system (e.g., bar

coding) that provides a permanent record.

5.0 Maintenance.

5.1 Frequency

Fire extinguishers shall be subjected to maintenance at intervals of not more than

1 year, at the time of hydrostatic test, or when specifically indicated by an

inspection.

5.2 Stored-pressure types containing a loaded stream agent shall be

disassembled on an annual basis and subjected to complete maintenance. Prior

to disassembly, the fire extinguisher shall be fully discharged to check the

operation of the discharge valve and pressure gauge. The loaded stream charge

shall be permitted to be recovered and re-used, provided it is subjected to agent

analysis in accordance with manufacturer’s instructions.

5.3 A conductivity test shall be conducted annually on all carbon dioxide hose

assemblies. Hose assemblies found to be nonconductive shall be replaced.

Carbon dioxide hose assemblies that pass a conductivity test shall have the test

information recorded on a suitable metallic label or equally durable material that

has a minimum size of ½ in. x 3 in. (1.3Cmx .6Cm)

The label shall be affixed to the hose by means of a heatless process. The label

shall include the following information:

(a) Month and year the test was performed, indicated by perforation, such

as is done by a hand punch.

(b) Name or initials of person performing the test, and the name of the

agency performing the test.

5.4 Procedures.

Maintenance procedures shall include a thorough examination of the three basic

elements of a fire extinguisher:

(a) Mechanical parts


(b) Extinguishing agent
(c) Expelling means

5.5 Six-Year Maintenance.

Every 6 years, stored-pressure fire extinguishers that require a 12-year hydrostatic

test shall be emptied and subjected to the applicable maintenance procedures.

The removal of halon agent fire extinguishers shall only be done using a listed

halon closed recovery system. When the applicable maintenance procedures are

performed during periodic recharging or hydrostatic testing, the 6-year

requirement shall begin from that date.

5. 6 Maintenance Record keeping.

Each fire extinguisher shall have a tag or label securely attached that indicates the

month and year the maintenance was performed and that identifies the person

performing the service.

6.0 Recharging.

General

6.1 All rechargeable-type fire extinguishers shall be recharged after any use or

as indicated by an inspection or when performing maintenance.

6.2 When performing the recharging, the recommendations of the manufacturer

shall be followed.

6.3 The amount of recharge agent shall be verified by weighing. The recharged

gross weight shall be the same as the gross weight that is marked on the label.

For those fire extinguishers that do not have the gross weight marked on the label,

a permanent label that indicates the gross weight shall be affixed to the cylinder.

The label containing the gross weight shall be durable material of a pressure-

sensitive, self-destruct type.

ADDRESSABLE FIRE DETECTION AND ALARM SYSTEM

MAINTENANCE INSTRUCTIONS:

Fire alarm system equipment shall be maintained in accordance with the

manufacturer’s instructions. The frequency of maintenance shall depend on the

type of equipment and the local ambient condition. After the completion of

acceptance tests a set of As-built, installation drawings, operation and

maintenance manuals and a written sequence of operations shall be kept with the

maintenance personnel. A permanent record of all the tests and maintenance shall

be maintained. FACP to be tested to verify correct receipt of alarm, supervisory

and trouble signals, operation of evacuation signal. Power supply supervisory for

detection of loss of AC power and disconnection of secondary batteries. The

systems, standby and alarm current shall be measured and verified using

manufacturer’s data. Operating of batteries shall be checked by disconnecting the

batteries, the voltage level shall not fall below the level specified. Correct

operation of all initiating devices, fire suppression system shall be checked for its

operation. Alarm notification appliance, SPL sound pressure level shall be

measured through out the protected area and shall be recorded. Regular visual

inspection shall be performed often by the maintenance personnel. The visual

inspection shall be made to ensure that there are no changes that affect

equipment performance. Testing of the system shall be performed in accordance

to manufacturer’s recommendation it shall not be tested more than every 18

months. Detector sensitivity shall be checked within one year after installation and

every alternative year there after.

MAINTENANCE INSTRUCTIONS:

The music can be played in NORMAL conditions. The ALERT tone or the

announcement can be sent through the same speakers under FIRE conditions. Each

one of this is designed with different levels of priorities.

The priority is as follows

1. Emergency or General announcement.

2. Fire Tone

3. Music

4. Wall mounted Speaker

One Control console is provided through which music or announcement can be

selected. Also the zone numbers to which music or announcements to be made can

be selected through the console.
