MADERSE WALI GALI , NEW BASTI , ISLAMABAD , SAHARANPUR.

Respected Sir,

On the basis of documents, I have gone through the said documents produced before me by Shriram Finance
Ltd., having office at Saharanpur Since the company has requested me to issue Title Certificate in the
available registers for period 13 years within the office Sub Registrar1 st Saharanpur, Distt. Saharanpur in
respect of the said property, I submit my search and Title Verification report in Respect of said property as
under:

A. FULL DISCRIPTION OF PROPERTY: -


A Plot part of Plot No. 9 , 10 admeasuring total area of 76 Sq. Yards ,Which Dimension in East - 39 &
West – 36 Feet , in North & South – 19 Feet , Bearing Khasra No – 1046 , Situated at Dara Kottala Swad
Berun , Pragna , Tehsil & Dist. Saharanpur Dar Abadi Samar Colony Saharanpur and situated in
the local limits of Nagar Nigam which is bounded by towards: -
On the East : Part of Plot No. 9
On the West : Part of Plot No. 10
On the North : Rasta 6 Meter wide
On the South : Property other person.
(The above-described property is hereinafter referred as the “Said Property”)

B. LIST OF DOCUMENTS STUDIED: -

While taking search of the said Property, I received the following listed documents from you. Accordingly, I
have perused, scrutinized, verified and gone through the same and investigated the title of the said Property.
1. Copy of Khatauni bearing Khasra No. 1046 which recorded owner was Jagpal S.o Munshi Ram R.o
Balpur Majra , Dara Kottala Sawad Bairun , Pragna , Tehsil & Dist. Saharanpur. His name mutated in
revenue record from 1385 Fasli year in Saharanpur.
2. Copy of Regi. Sale deed executed by Jagpal S.o Munshi Ram of Area 76 Sq. Yards in favour of Amzad
S.o Tahir Hasan ,on Dated 27-06-2019 , Document No – 5183 in the office of Sub Registrar
Saharanpur.
3. Copy of Regi. Sale Deed executed by Amzad S.o Tahir Hasan of Area 76 Sq. Yards in favour of Mohd.
Babar S.o Tahir Hasan on Dated 04-06-2021 , Document No – 5254 in the office of Sub Registrar
1stSaharanpur.
4. Copy of Regi. Sale Deed executed by Mohd. Babar S.o Tahir Hasan of Area 76 Sq. Yards in favour of
Sahiba Begum W.o Amzad on Dated 24-03-2022 , Document No – 3539 in the office of Sub
Registrar 1stSaharanpur.
5. Copy of Regi. Sale Deed executed by Sahiba Begum W.o Amzad of Area 76 Sq. Yards in favour of
Nasreen W.o Mahmood on Dated 21-11-2022 , Document No – 14928 in the office of Sub Registrar
1stSaharanpur.
6. Copy of Search Receipt No. 2024304003452 , Dated 17-02-2024 of Sub Registrar 1 st Saharanpur of
above Said Property.
C. HISTORY (FLOW) OF TITLE IN RESPECT OF SAID PROPERTY: -

After perusal of all these documents I observe as under-


As per your instructions, I have verified and gone through the above listed documents of last 13 years or more
concerning to the title of said Property. While taking search of the said Property, on the verification of
Khatauni bearing Khasra No. 1046 which recorded owner was Jagpal S.o Munshi Ram R.o Balpur Majra ,
Dara Kot tala Sawad Bairun , Pragna , Tehsil & Dist. Saharanpur. His name mutated in revenue record from
1385 Fasli year in Saharanpur.
Thereafter Jagpal S.o Munshi Ram executed a Regi. Sale Deed of 76 Sq. Yards in favour of Amzad
S.o Tahir Hasan ,on Dated 27-06-2019 , Document No – 5183 in the office of Sub Registrar Saharanpur.
Thereafter Amzad S.o Tahir Hasan executed a Regi. Sale Deed of Area 76 Sq. Yards in favour of
Mohd. Babar S.o Tahir Hasan on Dated 04-06-2021 , Document No – 5254 in the office of Sub
Registrar 1st Saharanpur.
Thereafter Mohd. Tahir Babar S.o Tahir Hasan executed a Regi. Sale Deed of Area 76 Sq. Yards in
favour of Sahiba Begum W.o Amzad on Dated 24-03-2022 , Document No – 3539 in the office of Sub
Registrar 1st Saharanpur.
Thereafter Sahiba Begum W.o Amzad executed a Regi. Sale Deed of Area 76 Sq. Yards in favour of
Nasreen W.o Mahmood on Dated 21-11-2022 , Document No – 14928 in the office of Sub Registrar 1 st
Saharanpur.
I have found and appeared that, Nasreen W.o Mehboob was the owner of said property and having absolute
ownership & possession of said property for charge or mortgage.
On the verification of Sale Deed No. 14928 dated 21-11-2022, executed by Sahiba Begum W.o Amzad of
Area 76 Sq. Yards in favour of Nasreen W.o Mehboob , I have found and appeared that, Nasreen has
purchased said property from Sahiba Begum W.o Amzad , of area 76 Sq. Yards, by Regd. Sale Deed. I Have
Found That Nasreen Name Is Mutated For Same Nasreen is having absolute ownership & possession of said
property for charge or mortgage.
D. SEARCH OF RECORD AGAINST THE PROPERTY: -
I have taken the search of Index-II in the office Sub Registrar-Saharanpur, which is situated in Saharanpur
District for the period of last 13 years vide Search Receipt no. , dated -02-2024, as per search record
from the year 2011 to 2024. I have found following entries as under.

I do not find any entry against the property under reference in the terms of any charge, lien or any other
encumbrance.

Saharanpur and I did not find any encumbrances and adverse transactions against the said Property; there said
property is free from same.
I. FINAL TITLE CERTIFICATE: -

Therefore, in my opinion and as per the documents submitted by Shriram Finance Ltd., having office
Saharanpur,as per documents it shows that the NASREEN has right, title and interest in said property, and the
said property is clear and marketable and free from any Conveyance, Charge, Lien and Encumbrances except
said bank.
