We hereby declare and certify that:


1. We have physically inspected, verified & measured the properties in the presence of the
client/representative of the client on 31st May, 2023.
2. We also certify that no individual in our firm/company has any financial interest in the said
property and client or the client’s business.
3. The conclusion in this report are our unbiased and we have taken all care to ascertain Fair Market &
Distress Value of the property.
4. The area of the land plot no. 35 as per Land Ownership Registration Certificate (LORC) is 0-3-0-0
3.00 Ana, (95.37 Sq.Mtr.) & as per measurement after deduction of ROW for road and Khahare
Khola (rajkulo) is 0-1-2-2.29, 1.64 Ana (562.45 Sq. Mtr.) and net area considered for valuation is
0-1-2-2.29, 1.64 Ana (562.45 Sq. Mtr.).
5. Commercial Rate is Rs. 3,000,000.00 per Aana. and Government Rate is Rs. 990,000.00 per Aana.
6. The access to the site 11 feet wide Pakki continuous road on the Northern, side of the plot which is
shown in blue print/other legal documents and as per as our physical verification.
7. The frontage of the plot is 26.08 ft on the northern side excluding ROW of Khahare Khola.
8. The valuation of land is taken into consideration.
9. The land accommodates RCC framed structure building. Since client didn’t provided building related
document valuation has been done for land only.
10. There exists Khahare Khola (Rajkulo) on the eastern side of the plot. So, right of way of 4m from the
edge of the rajkulo has been deducted from the land.
11. The approximate google earth coordinate is 27.757839N, 85.358686E.
12. Comments in case of qualification/remarks: The considered area of the plot is less than
recommended 2.50 Aana. Although, building has already been constructed in the site.
This preliminary report under digital signature has been prepared for approval purposes and
final disbursement shall only be done after obtaining final valuation report from us.
