POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS, I, Mr.

SOCORRO BENEDITO SACRAFAMILIA, (Pan: KECPS9219R)

[Aadhaar No. 3005 1234 4947], son of Jose Antonio Sacrafamilia,

aged 44 years, unmarried, Indian National, residing at H. No.

133, Second Ward, Pandi, Colva, Salcete, Goa, SEND GREETINGS

WHEREAS on account of the fact that I am a Seaman, employed
overseas, I am away from Goa, India, for some periods of time.

AND WHEREAS I am desirous of purchasing landed as well as built-


up properties in Goa, however in view of my unavailability, I may not
personally be able to attend to the formalities concerning the purchase,
and matters arising therefrom or incidental thereto.

AND WHEREAS I am therefore desirous of appointing some fit and


proper person as my attorney to attend to all the matters concerning the
same, and thus, I hereby nominate, constitute and appoint, my niece,
Ms. MARIA PIEDADE IGNESIA CRASTO, (Pan: BVHPC2140L)

[Aadhaar No. 8085 3773 6026], aged 35 years, daughter of Mr.

Camilo Clemente Francis Crasto, Private Service, Indian National,

residing at H. No. 133, Second Ward, Pandi, Colva, Salcete, Goa,


as my duly constituted Attorney, in my name and on my behalf to do all
or any of the following acts, deeds and things :

1. To purchase properties for me and on my behalf, and for that


purpose to execute the necessary Agreement for Sale, Deed of
Sale, any other document that may be necessary to obtain
conveyance of title, and to accept possession on my behalf from
the vendor/transferor.

2. To execute and present for registration any such document of


purchase including Agreement for Sale, Deed of Sale, or any

other transfer/conveyance, including Deed of Rectification,
before the Sub-Registrar, Notary, etc., and to admit execution
and contents thereof.

3. To apply and purchase the necessary stamp papers/carry out


stamp duty franking process on my behalf, as may be required
for the said deed/conveyance, and to pay the registration fee on
my behalf, or attend to all connected procedures.

4. To carry out and or participate in proceedings of survey,


demarcation, to effect mutation/s, to apply for partition or
separation of holding/s, or make all applications as may be
required to the competent authority, to apply for changes in the
records of rights, property cards, survey records, land records,
house tax, etc, and to represent me in all such proceedings.

5. To administer, manage, maintain and attend to all matters


pertaining to the properties purchased on my behalf.

6. To safeguard my rights, title and interest in and to the


properties.

7. To sign, verify, swear for me and on my behalf any document,


plaint, written statement, applications, complaints, petitions,
objections, affidavit, including but not limited to affidavit-in-
evidence, etc, to safeguard my rights and interests.

8. To appear for me and on my behalf in all such proceedings, and


to depose on my behalf.

9. To receive letters, summons, writs, notices, for and on my


behalf, and to reply to the same or correspond on my behalf and
in my name.

10. To commence, carry on or defend all actions for my, and on my


behalf.

11. To present or file applications, petitions, documents, other papers


in any Court, or before any authority or office.

12. To apply to Courts, authorities, etc. for any documents, papers,
orders, etc. on our behalf.

13. To prefer applications for executions of Decrees.

14. To prefer revisions, reviews, appeals and all higher proceedings


in higher courts or before higher authorities as required or as
advised, on our behalf.

15. To settle, compromise all suits, actions, accounts, claims and


disputes between me, jointly or severally, and any other person
or persons, and to file consent terms.

16. To withdraw and receive documents from any office, court, any
forum, authority, institution or from opposite party or parties,
either in connection with any action, case, or decrees or
otherwise and to do all the acts that may be necessary in
connection with any cases / actions, disputes.

17. To receive the amounts due and payable to me either under


decrees/orders/judgements/Awards, etc. or otherwise, and to pass
receipts in respect thereof.

18. To sign, declare and affirm all plaints, written statements


applications, petitions, affidavits and other documents, deeds in
my name and on our behalf and to appear before Courts,
Collector, Dy. Collector, Inspector of Surveys, Land Survey
Authorities, Mamlatdar, Talathi, or other officer empowered by
law to hear any suit, case, matter or other proceedings or any
other inquiry, concerning us, or in which we may be interested,
and for that purpose, to depose before any Court or authority, for
or on my behalf and to tender evidence.

19. To appoint Advocates, assessors, valuers, Engineers in


connection with any matter concerning any of my properties.

20. To delegate all or any of these powers to any other person that
our attorney may deem fit and proper.

21. In general, to do all other and further acts, deeds, matters and
things whatsoever either particularly or generally and effectually
to all intents and purposes as I myself could do personally.

22. And I hereby agree to ratify and confirm all and whatever my
said attorney shall purport to do or cause to be done by virtue of
these presents.
