    DEED OF ABSOLUTE SALE

    KNOW ALL MEN BY THESE PRESENTS:

    This DEED, made and entered into by:

    ELEGIO JR. OJEDA ACAC and RITA SUMACULUB ACAC, both of legal ages,
    Filipinos with residence address at #19 Inocencia St., Tugatog, City of Malabon, hereinafter
    referred to as the SELLERS,

    - in favor of -

    BILLIE FRANCISCO BAUTISTA, of legal age, single, Filipino with residence


    address at #744 Camba St. Binondo, Manila, hereinafter referred to as the BUYER;

    WITNESSETH:

    WHEREAS, the SELLERS are the owner of one (1) parcel of land with an area of TWO
    HUNDRED SEVEN (207) SQUARE METERS without improvements existing thereon,
    situated in Brgy. of Mambog, Mun. of Bacoor, Province of Cavite, Island of Luzon and covered
    by TCT No. T-698545 of the Registry of Deeds for the Province of Cavite, Bacoor City Branch,
    and more particularly described as follows;

    WHEREAS, the BUYER has offered to buy and the SELLERS has agreed to sell the
    above-described property for the consideration and the terms and conditions set forth below:

    NOW, THEREFORE, for and in consideration of the aforesaid premises and more
    specifically of the sum of THREE MILLION ONE HUNDRED FIVE THOUSAND ONLY
    (Php 3,105,000.00), Philippine Currency, the receipt whereof is hereby acknowledged in full
    from the BUYER to the entire satisfaction of the SELLERS, the SELLERS does hereby SELL,
    TRANSFER, CONVEY and DELIVER, in a manner absolute and irrevocable, in favor of the
    BUYER, his/her heirs, assigns, and successors in interest on the above said described property.
    That the SELLERS hereby warrants valid title to and peaceful possession of the property
    herein sold and conveyed and further declares that the same is free and clear of all liens and
    encumbrances of any kind whatsoever.

    IN WITNESS WHEREOF, the SELLERS has hereunto set her hand on the ____ day of
    __________________, 20____ at Bacoor City, Philippines.
