LV DISTRIBUTION SYSTEM
The power requirement of the project is sourced from a 11kV distribution supply from Bahrain Electricity distribution Department (EDD) . The EDD
room located within the proposed service block on the west side of the IKEA store shall recive this power. All equipment within the EDD room shall be
supplied and installed by EDD. The 11kV incomer EDD supply cable travels within trenches inside the EDD room with outgoing cables from the EDD
room then terminated at the IKEA 11kV medium voltage panel (MV panel) located in the consumer intake room. adjacent to the EDD room... The
outgoing cables from the MV panel shall be terminated to the proposed six 1500kVA 11kV/ 400V distribution transformers located in the Transformer
room.. The MV panel and the transformer room shall also be provided with space provision for an additional future transformer.. The consumer intake
room and the transformer rooms are provided with trenches for cable distribution and termination within the panels...
The low voltage panels (LV panels) in the LV room located next to the transformer room shall receive 400V 3phase 50hz power supply from the proposed
1500kVA transformers via 600/1000V copper cables in trenches. From the LV panels 400V power supply shall be distributed to the proposed building via
copper bus bars and 600/1000V armored copper cables. The proposed LV panels shall be of form 4 type 2 construction. The LV panels supplying non
essential power to the building excluding the panels supplying power to the chillers will be provided with bus couplers. This provision will allow switching
of power between two transformers in the event of failure of any one transformer. Drawing E-SK-02 showing preliminary layout of electrical service block
is attached with this report for reference
Sub main distribution boards (SMDB's), motor control center (MCC) and distribution boards (DB) with adequately sized circuit breakers will distribute
power to the building from the LV panel. The power to these SMDB, MCC, meters and DB will be supplied through suitably sized bus bars, and XLPE/
SWA/ PVC or PVC copper cables from the LV panels. The bus bars will travel vertically through dedicated shafts on each floor. Cables will be installed in
cable trays of suitable sizes.. Cables / Busbars will be sized based on their full load current as per the Bahrain wiring regulations Section 7, point no 700-2.
As per our initial assessment the Total Demand power required for IKEA is 8800 kW . The actual power requirement will be further evaluated at
detailed design stage
As confirmed by the Local Consultant EDD shall provide a single metering to the plot at the EDD room. Further authority Electrical sub metering is not
allowed by EDD.
All motors are to be provided with current limiting devices as applicable to the local authority regulation and as confirmed by GEMAC. Voltage drop of
2.5% on the supply voltage of 400V/ 230V is calculated from the incoming of the consumer panel to the final point of termination in the installation when
the conductors carry the full load current for sizing of the power cables and bus bars.
All outgoing circuits will be protected and controlled against over current and short circuit faults by suitably selected circuit breakers.
10% spare ways shall be provided at all main, sub main and final distribution boards. Spare breakers shall not be provided in the LV panel, SMDB’s and
MCC’s as per local regulations.
The overall power factor of the installation will be maintained within 0.95 lagging and unity by the use of centralized capacitor banks located in the LV
room.
The power and lighting installations within each area shall be distributed and controlled through dedicated distribution boards located in the floor electrical
rooms.
Light fixtures with either CFL lamps, LED lamps or T5 and T8 tubes(according to design) shall be selected to ensure minimum power consumption. LED
lamps are preferred due to their lower power consumption and higher life time span as compared to CFL or fluorescent tubes. Loading unloading area, and
double height entrance lobby shall be provided with high bay fixtures with h metal halide discharge lamps. Car park area lighting within the IKEA box
shall be designed using LED light fixtures with ingress protection of minimum IP54. The Warehouse is proposed with 2x54 T5 tube fixture with rack
reflectors with ingress protection minimum IP20. Toilets are proposed with 2x18W CFL down lighters of ingress protection IP42. Prayer rooms, offices
and similar such areas are proposed with 4x14W square fixtures with CAT2 louvers. The kitchen areas are proposed to be fitted with 4x14W square
fixtures with prismatic diffusers. Painting room shall be provided with explosion proof tube fittings. The unlit signages shall be provided with wall
mounted flood lighting.
Lighting levels for general lighting shall follow the lux levels advised in the IKEA Room Finishing List ref XXPA-002 Version March 2014
13A switch sockets (90W each) shall be provided at high level on the 2x2 grid ceiling for the IKEA lighting system primarily in the Market hall, showroom
and the foodcourt areas. 3 types of 13Amps switched lighting sockets shall be installed on the 2x2 grid ceiling with 3 color codings. Black sockets that
shall function as the sales lighting, white sockets for general purpose lighting and red sockets for cleaning and emergency lighting. Refer drawing ref E-
SK-01 for detail on the type of installation for the lighting sockets.
The power to the backlit signages shall be supplied via a single isolator per signage located inside the building near the proposed signage.
Day light sensors for lights shall be provided in all areas where the possibility of natural light as a source of illumination can be achieved. Car park light
will be controlled via 365/24 hour timer with override through the IKEA BMS. All IKEA internal lighting will be controlled through a centralized lighting
control system interfa
