DEED OF ABSOLUTE SALE

This Deed of Absolute Sale made by and between:
I, MARY JEAN P. TEMPORAL, of legal age, single, Filipino, and resident of Block 2 Lot 39
Phase 2 Citta Italia Mambog III Bacoor City, Cavite, herein after referred to as the SELLER.
-AND-

I, NOEMY B. DE GUZMAN of legal age, Filipino Citizen married to KRISTIAN MACANGA,


of legal age, Hrvatsko Citizen and resident of #525 Tower 4 Kasara Urban Residences Eagle St. &
P.E. Antonio, Ugong, Pasig City Metro Manila, hereinafter referred to as the BUYERS.

WITNESSETH:
WHEREAS, the SELLER is the registered owner of a property covered by Transfer
Certificate of Title No. 057-2016074939 situated at Block 2 Lot 39 Phase 2 Citta Italia Mambog
III Bacoor City, Cavite, with improvements and containing an area ONE HUNDRED FORTY-FOUR
(144) SQUAREMETERS identified as Mambog III Bacoor City, Cavite, and more particularly
described as follows:

A PARCEL OF LAND (LOT 39, BLK. 2 OF THE SUBD. PLAN, PSD-04-108597, BEING A
PORTION OF LOT 4691, IMUS EST. LRC REC. NO. 8843) S17. IN THE BRGY. OF MOLINO, MUN. OF
BACOOR, PROV. OF CAVITE. BOUNDED ON THE E., ALONG LINE 1-2 BY RD. LOT 2; ON THE S.,
ALONG LINE 2-3 BY LOT 40, BLK. 2; ON THE W., ALONG LINE 3-4-5 BY LOT 10 BLK. 2; ON THE N.,

ON THE GROUND BY PS. CYL. CONC. MONS. 15 X 60 CM; BEARINGS TRUE; DATE OF THE ORIG.
SUR. JULY 27, 1905-JUNE 11, 1908 AND THAT OF THE SUBD. SUR. DEC. 1-31, 1997 AND WAS
APPROVED ON FEB. 27, 1998.

NOW THEREFORE, for and in consideration of the aforesaid premises and more
specifically of the sum of FIVE MILLION NINE HUNDRED EIGHTY-FIVE THOUSAND PESOS ONLY
(5,985,000.00) the receipt whereof is hereby acknowledged in full from the buyers to the entire
satisfaction of the sellers, the said sellers does hereby SELL, TRANSFER, CONVEY and DELIVER in
a manner absolute and irrevocable, in favor of the buyers, their heirs, assigns and successors in
interest the property above describe with improvements as is where is.

That the Buyer hereby warrants valid title to, and peaceful possession of, the property
herein sold and conveyed and further declares that the same is free and clear of all liens and
encumbrances of any kind whatsoever.

III Bacoor City, Cavite containing an area of ONE HUNDRED FORTY-FOUR (144) SQUAREMETERS

more or less and covered by Transfer Certificate of Title No. 057-2016074939 of the Registry

of Deeds for the Province of Cavite.
