INCLUSIONS
Solar Hot Water Heater:
• 180 litre Solar Hot Water Heater including fittings to connect to the main plumbing line.

Ceiling Fan Kit

• Ceiling fans (SMC or similar) complete with regulator to bedrooms & living area.

Electrical:
• Internal electrical kit including light fittings, GPOs, switches, switchboard, circuit breakers & cables.
• N.B. External electrical materials to connect to the mains supply are not included.

Plumbing & Accessories:

• All internal plumbing fittings including tapware and accessories.
• Toilet pan with cistern and seat.
• Tiled shower enclosure.
• Wall hung ceramic handwash basin
• Stainless steel kitchen sink.
• 46 litre stainless steel laundry tub with brackets.
• N.B. Materials to connect to the mains supply are not included.

Waterproofing Kit:
• Fulaprene 303 adhesive, liquid flash waterproofing membrane and fibreglass tape
provided for upstairs bathroom and ensuite.

Timber & Hardware:

• All timber components manufactured to Australian Standards from durable, preservative
pressure treated PNG plantation pine, providing protection from termites, rot and fungal decay.
• 200mm timber stumps for low set models.
• Laminated clip-lock flooring on top of 19mm DuraPly for the main area.
• 18mm compressed fibro for the toilet & bathroom floor area.
• Treated pine verandah decking and hand rails.
• 7mm plywood PrufPly to internal walls & ceiling lining.
• All plywood is PAA/JAS-ANZ certified.
• Prefabricated interior and exterior wall panels.
• Exterior cladding - pressure treated pine Weatherboard or Smooth face TGVJ shiplap cladding.
• Trusses and stairs supplied in knock-down form, to be assembled on site by your builder.
• Quality custom orb colorbond corrugated roofing iron, gutter, downpipe, ridge cap & barge mould.
• Aluminium/PVC louvre frame and glass windows with security bars and fly screens.
• PVC downpipe with necessary bends.
• Exterior doors - Exterior solid core wooden door.
• Interior doors – Interior hollow core wooden doors.
• All doors, locks, hinges and necessary hardware as required.
• Fastener such as nails, bolts, nuts, washers, coach screws, steel strap, pop rivets, nail plates, etc.
• Cement provided for the concrete pad footings, stair pads, laundry, storage & downstairs
toilet and bathroom (note that not all models have laundry,storage and downstairs toilet & bathroom)
• Concrete slab provided with steel mesh reinforcements.
• N.B. Gravel, sand and compacted fill are not included.

Kitchen Joinery:
• Kitchen cabinet joinery.

Ceramic Tiles:
• Ceramic floor tiles for bathroom and wall tiles for kitchen splashback,
complete with adhesive and grout.

• Oil based undercoat provided for the Interior walls and ceiling linings with Mould Shield
oil based topcoat.
• Weather Shield enamel paint for roof trim, fascia, barge boards and verandah post.
• Paint or deck pro mahogany oil stain provided for the exterior wall cladding.

Clothes Hoist:
• Clothes hoist no.5 (Hills or similar).

Engineering Certificate:
• Structural engineering certificate provided. Client to provide site info.

OPTIONAL EXTRAS
• Air Conditioning: Reverse Cycle, Split System
