SPECIFICATIONS
S P E C I F I C A T I O N
GENERAL CONDITION:
This specification governs the construction of a residential building owned by Susana F. Cruz.
The building with a total floor area of 102.85 m2 more or less located at Brgy. Kalikid, Cabanatuan
City, Nueva Ecija.
This specification shall be applied and complied by all parties in furnishing materials, labor
and equipment and in executing work in any portion of the project. No new construction shall start
without the approval and physical presence of the supervising Architect. Whenever discrepancy
occurs between the working drawing and specification, the latter shall always govern.
SCOPE OF WORK:
1. EXCAVATION:
a. After proper clearing of the site , and grade has been determined and established,
excavation for all footings shall be done only in accordance with the depth shown in the
plans or working drawing.
a. Formworks shall be ⅟4” - ⅟2” ordinary plywood on 2” x 2” studs securely fastened and
treated with used oil or any equivalent to avoid warping and shrinking. Dimensions shall
be in accordance with the dimensions shown in the plans. Scaffolding shall be 2” x 3”, 2”
x 4” lumber, free from imperfection so as not to endanger anybody as work progresses.
b. Forms shall be substantial and sufficiently tight to prevent leakage of mortar. They shall
be properly braced or tied together to maintain position and shape.
c. Forms shall be removed in such a manner as not to impair safety and serviceability of
the structure. Concrete to be exposed by form removal shall have a sufficient strength
and should not be damaged by removal operation.

b. Use 0.10 x 0.20 x 0.40, 0.125 x 0.20 x 0.40 CHB of known manufacture laid in accordance
with the normal practice of construction, reinforced with horizontal bars at 0.60 m o.c.
Reinforcing bars shall be 10 mm Ø DSB of standard dimension, properly tied with GA 16
G.I. tie wire cut not less than 0.30 m long.
c. Cement to be used shall be of Portland brand approved by the government mixed with a
ratio of 7 gallons of potable water per 40 kg cement, by volume, or a ratio of 0.65 by
weight, to avoid honeycombing, and segregation of aggregates while pouring.
d. Water to be used in mixing concrete shall be clean, free from injurious amount of oils,
acids, alkalis, salts, organic materials or other substances deleterious to concrete or
reinforcements.
e. Sand and gravel shall be well graded, cleaned and washed, free of salt and vegetable to
attain the desired strength of concrete.
f. Concrete that has partially hardened or been contaminated by foreign materials shall
not be deposited in the structure. Re-tempered concrete or concrete that has been
remixed after initial set shall not be used unless approved by the Architect .
g. Floor slabs on fill shall be reinforced with 10 mm Ø DSB spaced at 0.30 m o.c. B.W. and
shall have a minimum thickness of 0.10 m laid on a fill properly compacted in layers of
not more than 15 cm in thickness.
h. All floor finishes shall be plain cement topping unless otherwise specified in the working
drawing or upon choice of the owner subject to approval of the Architect.
4. CARPENTRY / FRAMING:
a. All lumbers to be used shall be true to dimensions specified in the working drawing, free
from knots, shakes, sap and other imperfections that may impair the appearance,
strength and durability of wood.
b. Lumbers shall be treated with clear preservative approved by the government or any
other equivalent.
c. All framing if there are such shall be 2” x 2” x ⅟4” single angle for top and bottom chords,
1⅟2” x 1⅟2” for all web members, fully welded subject to change upon the approval of
the Architect or Civil Engineer.
d. Doors shall conform to the working drawing unless replacement is needed upon choice
of the owner.
a. Use 3- 4’’ x 4” BHD loose pin hinges for every wooden door and concealed hinges with
appropriate good quality catches for cabinet doors. Installation shall be done only by
highly skilled carpenter for a better fitting procedure.
b. Door knobs, windows and the like shall be in accordance with the owner’s choice.
c. Use GA 26 corrugated GI sht. for roof covering or any approved equivalent such as long
span color roof installed in accordance with the normal practice in roof installation.

d. Accessories such as ridge roll, gutter and the like shall be GA 26 plain GI and shall be
installed carefully to preserve strength and quality, change or replacement shall be upon
approval of the Architect.
a. All plumbing installations shall be done in accordance with the governing rules and
regulations for plumbing required by the Province of Nueva Ecija.
a. All electrical installations shall conform to the governing rules and regulations of the
latest edition of the PHILIPPINE ELECTRICAL CODE (PEC) and must be under the
supervision of a licensed Electrical Engineer or a Master Electrician.
8. PAINTING:
a. Paint must be of any kind and color, selected by the owner, and must be diluted in
accordance with the manufacturer’s specification.
a. Before the final completion of the project, any part of the structure which has been
damaged shall be retouched up and refinished in a satisfactory manner.
b. Surrounding of the structure 3.0 m outward shall be cleaned before the project is
declared finished.
