Thank you for considering STUDIO EXQUIS as your partner for the Architectural and Interior design. We are
pleased to provide you with a quotation for the proposed services: Scope of services are as follows.
Periodic inspection and evaluation of construction works via Site visits (as and when necessary) and
Phone calls
total built up area of 2 floors : 1650*2 Sqft as per floor as per the layout.
Concept design [STAGE 1] : - As certain Client's requirements, examine site constraints & potential. -
Appoint agency for the detailed site survey and soil investigation. - Prepare a site plan along with
conceptual designs with reference to area and other requirements given.
Preliminary design and drawings [STAGE 2] : - Prepare the conceptual designs and layouts. Prepare the
preliminary drawings, sketches, study model or renders for the Client's approval. - Modify the
conceptual designs incorporating required changes from the Client. - Finalize the master plan and the
architecture layout of the cottage.
Working drawings [STAGE 3] : - Prepare necessary working drawings required for construction of the
cottages on site.
Construction [STAGE 4] : - Prepare and issue working drawings and details for proper execution on site. -
Approve samples of various elements and components.
1. - Visit the site of work, at intervals mutually agreed upon, to inspect and evaluate the Construction
Works and where necessary clarify any decision, offer interpretation of the drawings/specifications,
attend meetings to ensure that the project proceeds generally in accordance with the conditions of
contract.
2. - Communicate regularly with the on-site construction manager to ensure that the work at site proceeds
smoothly.
SITE VISITS
The site visits will be done at our discretion depending on the work stages. Costs of all site visits would be
borne by the client.

PROFESSIONAL FEES :
Interior design fees as per the total carpet area (approx. 2400) = 2400 x 120 = 2,88,000
This fee includes fees Architectural Service and Structural Consultant. The fees include only Design
Consultancy and does not include construction costs or fees for site consultants/Contractors, etc.
The fees are calculated on the current proposed built up area. The fees will vary if the built up size varies.
This fee quoted in the contract is valid for 3 months from the date of issue and may be revised later.
The fees for various consultants like bill checking engineer, liasoning and plan passing agency, soil testing
and survey agency, solar consultant, project manager etc. if required will have to be borne by the client.
STAGES OF PAYMENT :
● No deductions shall be made from our fees on account of penalty, liquidated damages, part rates or other
sums withheld from payment or recovered from contractors/suppliers.
● We would suggest the client to hire a Site/Project manager and PMC for the project. We will be liable to
give all details and supervise work during site visits, but will not be responsible for problems in
construction caused by the contractor/project manager.

CLIENT’S ROLES AND RESPONSIBILITIES
The Client shall discharge all their obligations connected with the project and engagement as follows:
OWNERSHIP OF COPYRIGHT
Architectural design is our intellectual property. The drawings, documents, specifications and models as
instruments of service are our property, whether the project, for which they are made, is executed or not.
Client shall retain our copies of drawings, documents, specifications and models for their information and
use in connection with the project. These shall not be used for any other project by the client, or any other
person.
