Planning Ofcers The fnal decision on a planning application will be made by the senior planners or the
planning committee, but a planning ofcer can advise on what is likely to be approved
and what may be refused.
Planning Consultants Ifyou have a controversial application orwish to appeal against a refusal, a planning
consultant is trained in planning law and can improve your chances of success.
Structural Engineers Most buildings have structural details and calculations that need to be dealt with
by an engineer.
Quantity Surveyors A QS can prepare budget estimates at planning stage and detailed quantities for
contractors to price from. They are more useful on larger projects.
Building Control Ofcers/ An application for approval under the Building Regulations is quite separate from

Landscape Designers/ If your external works are extensive you may need a specialist.
Contractors

Ecologists Sometimes advice is required on the efect the building will have on the local ecology
such as bats, newts and rare birds. Often necessary as part of a planning application.
