Hereinafter called the “VENDOR” of the One Part (which term shall mean
and include his legal heirs, representative, administrators, successors and
assigns) and in favour of:

Hereinafter called the “PURCHASER” of the Other Part. (Which term shall
mean and include his legal heirs, representative, administrators, successors
and assigns)
WHEREAS the VENDOR for want of funds for his domestic and family
necessities, does hereby agree to sell the schedule property to the purchaser
for a sale consideration amount of Rs.XX/- (Rupees XX Lakhs Only) and the
Purchaser have agreed to purchase the same.
Whereas the Vendor have assured and promised to the purchaser that
the schedule property is free from all kinds of encumbrances, court
attachments, Mortgage, Family Rights, Stridana Rights, Minor claims,
Maintenance Rights, Acquisition proceedings and other litigation.
Whereas the Vendor agrees to pay upto date tax, katha extract, katha
certificate before execution of sale deed.
Whereas both the parties hereby agree that if there are any breaches
in of the covenants herein made, then they are at liberty to approach the
competent court for the specific performance of this agreement.
All the expenses, incurring, for the preparation of sale deed such as
purchase of stamp papers, drafting, typing, registration fees and other
miscellaneous fees etc. shall be borne by the purchaser alone.
