This Indenture made this _____ day of May, 2025 between Mario Perez Camellon, as party or parties of
the first part, hereinafter called Grantor, and Camtu Nhi Nguyen, as party or parties of the second part,
hereinafter called Grantee (the words "Grantor" and "Grantee" to include their respective heirs, successors and
assigns where the context requires or permits).

WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00/100'S ($10.00) Dollars
and other good and valuable considerations in hand paid at and before the sealing and delivery of these presents,
the receipt whereof is hereby acknowledged, has granted, bargained, sold, aliened, conveyed and confirmed, and
by these presents does grant, bargain, sell, alien, convey and confirm unto the said Grantee,

behoof of the said Grantee forever in FEE SIMPLE.

AND THE SAID Grantor will warrant and forever defend the right and title to the above described property unto
the said Grantee against the claims of all persons whomsoever.

All that lot, tract and parcel of land situate, lying and being in Talbot County, Georgia, and being
a part of Land Lot 268 of the 16th District of Talbot County, Georgia, and being more
particularly described and shown as "11.684 ACRES" on a map or plat dated March 13, 2007,
prepared by P. C. Flynn Land Surveying Co., entitled "PLAT OF SURVEY FOR: MARIO
PEREZ CAMELLON" and recorded in Plat Slide 237 at Page 7, in the Office of the Clerk of the
Superior Court of Talbot County, Georgia; the parcel hereby conveyed being more particularly
described as follows:
Beginning at a concrete monument located on the Southwestern right of way line of Georgia
Highway No. 208 (100’ right of way), located North 78 degrees 29 minutes 37 seconds West, a
distance of 1198.65 feet from a point marking the intersection of the center line of said Georgia
Highway No. 208 and the centerline of Dennis Creek Road; and from said point of beginning
thence run South 02 degrees 16 minutes 03 seconds East, a distance of 611.85 feet to a concrete
monument; thence run South 89 degrees 27 minutes 22 seconds West, a distance of 870.21 feet to a
concrete monument; thence run North 19 degrees 17 minutes 54 seconds East, a distance of 317.49
feet to a concrete monument; thence run South 70 degrees 12 minutes 19 seconds East, a distance
of 30.36 feet to a concrete monument; thence run North 19 degrees 43 minutes 16 seconds East, a
distance of 562.43 feet to a concrete monument located on the Southwestern right of way line of
Georgia Highway No. 208; thence run South 68 degrees 59 minutes 14 seconds East, a distance of
338.78 feet to a concrete monument located on said Southwestern right of way line of Georgia
Highway 208; thence run South 69 degrees 22 minutes 24 seconds East, a distance of 220.57 feet to
a concrete monument located on said Southwestern right of way line of Georgia Highway #208,
which concrete monument is the point of beginning of the property hereby conveyed.
