SCHEDULE OF QUANTITIES

GENERAL NOTES :

1 All items of work under this Contract shall be executed strictly to fulfill the requirements laid down
under “Basis of Design” in the specifications. Type of equipment, material specification, methods of
installation and testing and type of control shall be in accordance with the specifications, approved
shop drawings and the relevant Indian Standards, however capacity of each component and their
quantities shall be such as to fulfill the above mentioned requirement.

2 The unit rate for all equipment or materials shall include cost in INDIAN RUPEES (INR) for
equipment and materials including all taxes and duties and also including forwarding, freight,
insurance and transport into Contractor’s store at site, storage, installation, testing, balancing,
commissioning and other works required.

3 For all imported items Owners shall arrange EPCG licence and open L/C in the name of principals.
Rates for all imported items shall be quoted in US Dollars. During award of work Owner shall be at
liberty to ask for proforma invoice in any convertible foreign currency. All relevant document for
import shall be taken care by the contractor. Port charges / octroi / inland transportation etc. upto
site shall be paid on actuals subject to ceiling of quoted amount.

4 The rate for each item of work included in the Schedule of Quantities shall, unless expressly stated
otherwise, include cost of :

a All materials, fixing materials, accessories, appliances tools, plants, equipment,


transport, labour and incidentals required in preparation for and in the full and entire
execution, testing, balancing, commissioning and completion of work called for in the
item and as per Specifications and Drawings.

b Wastage on materials and labour.

c Loading, transporting, unloading, handling/double handling, hoisting to all levels,


setting, fitting and fixing in position, protecting, disposal of debris and all other labour
necessary in and for the full and entire execution and for the job in accordance with the
contract documents, good practice and recognize principles.

d Liabilities, obligations and risks arising out of Conditions of Contract.

e All requirements of Specifications, whether such requirements are mentioned in the


item or not. The Specifications and Drawings where available, are to be read as
complimentary to and part of the Schedule of Quantities and any work called for in one
shall be taken as required for all.

f In the event of conflict between Schedule of Quantities and other documents including
the Specifications, the most stringent shall apply. The interpretation of the
Consultant/Project Manager shall be final and binding.

5 The Contractor shall procure and bring Materials/Equipment to the site only on the basis of drawings
approved for construction and shop drawings and not on the basis of Bill of Quantities which are
approximate only. This also applies to the Contractor’s requisition for Owner supplied materials.
6 The work shall be carried out in conformity with the HVAC drawings and within the requirements of
architectural, Plumbing, Fire Fighting, Electrical, Structural and other specialized services drawings.

7 The contractor shall cooperate with all trades and agencies working on the site. He shall make
provision for hangers, sleeves, structural openings and other requirements well in advance to prevent
hold up of progress of the construction schedule. All supports to the civil structure shall be provided
with anchor fasteners.

8 On award of the work, contractor shall submit a schedule of construction in the form of a PERT
chart or BAR chart for approval of the Project Manager.

9 On award of the work the contractor shall be issued two (2) sets of consultant’s drawings. The
drawings shall be the basis of contractor’s shop drawings.

10 Shop drawings are detailed working drawings coordinated with other trading work, which
incorporate the contractor’s details for execution of the work and incorporate equipment
manufacturer’s details and dimensions to ensure that the same can be installed in the space provided.

11 All shop drawings should detail pipe routing and levels, showing location of other services at
crossings etc., cable runs, route cable trays and all allied works and must be fully coordinated with
other services, before execution of the works.

12 All shop drawings will be made on AutoCAD and colored prints has to be produced for site work.

13 Any pipe crossing fire rated wall as per fire compartmentation will be provide with higher size of GI
sleeve. All floor crossing pipes will be provided with higher size GI sleeve.

14 This Schedule shall be fully priced and the extensions and totals duly checked. The rates for all items
shall be filled in INK including NIL items.

15 No alteration whatsoever is to be made to the text or quantities of this Schedule unless such
alteration is authorised in writing by Consultant. Any such alterations, notes or additions shall,
unless authorized in writing, be disregarded when tender documents are considered.

16 In the event of an error occurring in the amount of the Schedule, as a result of wrong extension of the
unit rate and quantity, the unit rate quoted by the tenderer shall be regarded as firm and the
extensions shall be amended on the basis of rates.

17 Any error in totaling in the amount column and in carrying forward total shall be corrected. Any
error, in description or in quantity, omission of items from this Schedule shall not vitiate this
Contract but shall be corrected and deemed to be variation required by the Consultant/Project
Manager.

18 Rates have been called for a number of items of works, as alternatives which, for the present do not
form part of the total value of tender. However the rates for these items shall be quoted, with due
care so that in the event of choice of an alternative item of work, said rate shall form part of the
contract and shall not violate the contract any way.
19 The contractor shall , from time to time, clear away all debris and excess materials accumulated at
the site failing which the same shall be done by Project Manager at contractor’s risk and cost and
cost of clean up shall be deducted from the contractors prorata bill.

20 After the fixtures, equipment and appliances have been installed and commissioned, contractor shall
cleanup the same and remove all plaster, paints, stains, stickers and other foreign matter or
discoloration leaving the same in a ready to use condition.

21 On completion of all works, contractor shall demolish all stores, remove all surplus materials and
leave the site in a broom clean condition, failing which the same shall be done by the Project
Manager at the Contractor'’ risk and cost. Cost of the cleanup shall be deducted from the
contractor’s bills on pro-rata basis in proportion to his contact value.

22 The rate of custom duty indicated @3.2% of CIF value is prevalent as on date and shall be subject to
adjustment as per actual duty paid at the time of delivery. The contractor to indicate break-up of CIF
value in terms of FOB in Foreign Currency, place of dispatch and Freight & Insurance in Indian
Rupees.

Note: - The exact CFM for each VAV has to be determined


from the drawing provided. The actual CFM needs to be
calculated by the vendor before ordering out duly vetted by the
Consultant.
1.2 Indicate for all VAVs port charges, port handling charges,
other local duties, loading, transportation /insurance upto site,
octroi charges and all other taxes and incidentals complete till
delivered at site. Nos 19 each
1.3 Customs duty and countervailing duty for the above imported

1.4 Receiving at site above imported equipment, unloading,
storing, handling hoisting, installing in position, effecting

2 Supply, installation, testing and commissioning of Electronic


Pressure Independent Valve that measures and manages
coil energy by using Ultrasonic / Electromagnetic flow sensor,
along with supply and return water temperature sensors. The
Energy Valve also has the Power Control and Delta T
Manager Logics built-in that monitors coil performance and
optimizes the available energy of the coil by maintaining the
Delta T. The valve should be capable of communicating its
data to the Building Management System (BMS) either
through BACnet MS/TP or BACnet IP.

4 Supply of HVAC dedicated VFDs with minimum IP 55


enclosures & disconnect, complying with the tender
specifications and having:

Built-in dual 5% impedance DC link reactor (harmonic filters)


on the positive and negative rails of the DC bus of the VFD.

Built-in EMC Filters (electromagnetic compatibility filters) for


restriction of conducted emissions to comply with IEC61800: 3
(unrestricted distribution):2004 Category C 1 for 50 meters of
cable length between motor & VFD,

Automatic Energy Optimization / Load dependent flux


optimization functionality for maximum energy savings.

MODBUS RTU as the communication protocol between BMS


& VFDs.

VFDs not meeting above requirements shall provide external


disconnect, external harmonic filters, additional external EMC
Filters to comply with IEC61800: 3 (unrestricted
distribution):2004 Category C 1 for 50 meters of cable length
between motor & VFD, external PLCs / DDCs to achieve 3
Feedback PID Controller functionality and external devices
controlling capabilities.

5 Supply, installation, testing and commissioning of FRP

power supply. Fan and motor shall be suitable and should be
with VFD(Separately Considered). Basin shall be provided with
accessories like quickfill, makeup & drain, brass construction
float valve, overflow pipe etc. Separate motor shall be
provided in each cell of multi cell towers. Tower shall be
selected on the basis detailed in the schedule. Tower shall be
suitable for outdoor installation next to occupied areas and
shall be low noise as per specifications. The tower shall be
sized for 10% extra capacity over heat rejection duty specified
through water temperature difference and flow rate below :For
units with VFD, complete equipment shall be designed to limit
THDi to less than 5% . Cooling tower shall be JCI / CTI
approved
Note :- The cost shall include the price of a Make up water
PVC tank with all quick fill arrangements and piping till basib of
CT. The Tank shold be minimum 5000 ltr capacit with level
sensor arrangements for the pump operation at the STP. Nos 3 each

CENTRIFUGAL PUMPS, factory mounted on a common base
with electric motor for recirculation of water for the central air
conditioning system as per specifications. All pumps shall be
aligned properly as required. The pump motor shall be suitable
for 415 ± 10% volts, 50 cycles, 3 phase power supply. The
motor selected shall be energy efficient having efficiency (IE2)
in accordance with motor rating as per specification. Minimum
pump efficiency shall be 75%. The motor of Primary chilled
water pumps shall be constant speed type only. The quoted
price shall include cost of thermal insulation and cladding as
same as Chilled water pipes/valves for this item. Pumps with
performance characteristics as given below :

2 Supplying, installing, testing and commissioning of

the pump shall be 75%. The pump motor shall be suitable for
415 ± 10% volts, 50 cycles, 3 phase power supply. The motor
selected shall be energy efficient having efficiency (IE2)in
accordance with motor rating as per specification. The
performance shall be as given below :

2.1 Condensor water pumps

4 Supplying, installing, testing and commissioning of


CENTRIFUGAL CASING PUMPS, factory mounted on a
common base with electric motor for recirculation of water for
the central air conditioning system as per specifications.
Minimum pump hydraulic efficiency shall be 75%. All pumps
shall be aligned properly as required. The pump motor shall be
suitable for 415 + 10% volts, 50 cycles, 3 phase power supply.
The motors of secondary chilled water pumps shall be
suitable for operation on adjustable frequency drive. The
motor selected shall be energy efficient having efficiency (IE2)
at full load ranging between 91.5% to 94% in accordance with
motor rating as per specification. Complete assembly including
pump, motor and VSD shall be designed to limit THDi to less
than 5%. The quoted price shall include cost of thermal
insulation and cladding as same as Chilled water pipes/valves
for this item. Pumps with performance characteristics as given

5 Supplying, installing, testing and commissioning of VARIABLE
SPEED PUMPING SYSTEM consisting of adjustable
frequency drive (AFD) for each pump, one dedicated
microprocessor based pump controller per zone housed within
the enclosure of one of the AFD with parallel pumping
software duly down loaded and multiple differential pressure
sensor / transmitters along with complete control cabling from
transmitter to AFD Panel as per the site requirement. The
entire system along with primary / secondary pumps as
described under item 5 / 9 must be sourced from single
manufacturer only, to ensure unit responsibility. Necessary
factory test certificates for entire system shall be submitted
along with the equipment. Sensor / Transmitters as described
in specification. System shall be BMS compatible with open

motor assembly (as whole) shall be statically and dynamically
balanced to grade G 6.3 as per ISO-1940/AMCA 204-3. Duct
flexible connector (fire proof) shall be provided at outlets and
return connection of AHU. For AHUs with VFD, complete
equipment shall be designed to limit THDi to less than 5%.

7 Supply, installation, commissioning and testing of factory


assembled Floor mounted Double skin Dedicated Outdoor Air
System in 2 tier arrangement with the upper tier (Return /
exhaust air sction) consisting of DIDW Plug type EC MOTOR
direct driven Fan, Pre Filter(MERV 8) , EAC (Electronic Air
Cleaner) , Passive Desiccant Wheel and Enthalpy wheel,
aluminium damper. The entire unit shall be having thermal
break profile as the unit is mounted outdoor. Lower tier

CHW Cooling coil, aluminium damper. Heat Recovery
efficiency Enthalpy wheel shall be minimum 75%.
The Enthalpy wheel must be made out of pure aluminium foil
and coated with molecular sieve desiccant with pore diameter
of 3 Angstom, desiccant having pore diameter more than 3
Angstom not acceptable.For the passive desiccant wheel the
desiccant honeycomb rotor media shall be adsorbent, non
toxic, non flammable, fully water washable. The substrate of
the rotor shall not be made from asbestos or any synthetic
material, and shall not have any toxic desiccants impregnated
like lithium chloride, etc. The desiccant media shall have in-situ
synthesized metal silicate desiccant on an inert inorganic fibre
substrate. The synthetic media shall not be acceptable. The
desiccant shall be regenerated without the aid of external heat.

The panels will be double skin construction with both inner and
outer steel sheets being minimum 0.8 mm thick pre coated
plasticized, 25 mm thick fire retardant, fibre glass insulation
shall be sandwiched between the sheets. The fibre glass
density will be 48 Kg / m3. Materials emitting toxic gases like
PUF shall not be used for insulation.The entire DOAS unit
shall be assembled, tested & shipped from the same
manufacturer of Passive Desiccant Wheel & Enthalpy Wheel
with having at least 15 years of experience of assembling
DOAS Units in India. The software selection sheet of heat
recovery wheels shall be submitted alongwith the offer :

9 Supply, installing, testing and commissioning of wall mounted


air cooled split air conditioning units as described in
specifications. The unit shall be complete with decorative type
fan coil unit and external condensing unit, complete in all
respects, inclusive of copper refrigerant piping, GI condensate
drain piping, valves and insulation quoted price shall include
cost of cooling thermostat, power wiring, control wiring and
earthing. The unit capacities shall be as follows:
Note : Fins and copper tubes of Air Cooled Condenser
alongwith copper tubing / piping with all joints and U-Bends
exposed to coastal areas corrosive atmosphere / aggressive
ambient, shall be painted with special corrosion prevention
coating either in factory or at site. (For Battery Room , Lift

10 Supply, installation, testing & commissioning of VANE AXIAL


FLOW FAN suitable for installing in any position in Horizontal
and complete with totally enclosed fan cooled motor
belt/direct drive, multi sheaved pulley mounted on motor (if
Belt driven) and fan shaft, belt guard, motor mount and
vibration isolators. The fan shall be selected for low noise
level and low RPM (less than 1000 RPM) Fan motor shall be
suitable for 415 ± 10% volts, 50 cycles, 3 phase power supply
and high efficiency. The fan shall be equipped with mounting
bracket & outlet core required at discharge. Fan Static
Pressure shall be based on the calculation to create a
pressure differential of 50 Pa.

13 Supply, Installation, Testing and Commissioning of Scrubber


each comprising of extract air intake section, electrostatic
precipitation technology, dry type air cleaner to remove oil,
smoke and fumes from exhaust air, as per the Specifications.

Electrostatic section shall be made of 16 gauge galvanised


sheet, high bake epoxy powder coated, washable type
aluminium mesh filters, stainless steel spiked ionizers to create
high voltage DC field, aluminum collector plates which should
be alternatively charged positive and negative with large
collecting area with 14" deep cell, to work as magnet for
charged smoke and oil particles. Average efficiency of 90-95%
in single pass as per ASHRAE test method. Electrostatic
Precipitator should be able to charge particles from 0.01
micron to 10 microns through solid state power supply.
Collector cell should be of permanent type and incorporate
slide out facility for easy removal for cleaning. Power supplies
shall be 100% solid state UL Listed, Module of capacity above
3000 CFM shall be equipped with Pulse width modulating
(PWM)The system should be fitted with interlock switch for
safety. The system should allow connection to a fan section to
achieve 500 FPM velocity across the air cleaner.

14 MOTOR CONTROL CENTRES FOR AIR CONDITIONING


(PLANT ROOM)

Design, manufacture, supply, installation, testing and


commissioning of the following cubicle type 2 mm thick sheet
steel enclosed separate compartment for each feeder, front
operated, rear connections indoor type LT motor control
panel, dust and vermin proof, drawout/hinged and lockable
doors, complete with internal wiring, colour coding with
ferrules, cable glands, bonding to earth and painting. Quoted
price for each panel & motor control centre shall include all
cabling & earthing over cable trays into various equipment, all
associated control wiring and interlocking circuitary.

Each MCC shall include cost of wiring, control wiring & inter
locking between chillers, primary CHW pumps, Secondery
CHW Pumps, condenser water pumps, Cooling towers,
motorized valves at chillers and condensers, flow meter & flow
switch installed in de-coupler by-pass line, in order to execute
the required sequence of operation.

All outgoing shall be provided with Stop/Manual/ Auto/selector


switch to facilitate operation through BAS. All starters shall be
provided with potential free Contact for Connections to
Building Automation System.

A separate set of CTs to be provided for BAS and wiring from
