GEOGRAPHY
HISTORY
Alaminos began as a barrio of San Pablo City, which was then only a town belonging to the
province of Batangas. It was re-annexed as barrio of San Pablo which was then ceded to the province of
Laguna in 1902. It was not until about 1916 that Alaminos regained its status as a town and remained
within the political territory of Laguna. The municipality got its name after Spanish governor-general
Juan Alaminos y Vivar.

A business park or office park is an area of land in which many office buildings are grouped
together. All of the work that goes on is commercial, not large-scale industrial nor residential.

Business park is landscaped area in which are built offices, buildings for light industry, and the
like, served by roads, and where development is controlled by a master-plan. A good example is
Stockley Park, Heathrow, Hillingdon, London, developed to a master-plan by Arup Associates,
and containing buildings by Arup, Foster, Skidmore, Owings, & Merrill, and others. Other
business parks include the Cambridge Science Park (1970s), and Aztec West, near Bristol
(1980s). Large business parks have been laid out with attractive landscaping elsewhere, notably

LOCAL
Cebu Business Park is a 50-hectare master planned development in Cebu City, Cebu,
Philippines. Cebu Holdings, an affiliate of Ayala Land, is currently responsible for the
development of Cebu Business Park. Prior to the development of the Iloilo Business Park, it is
the single largest urban development project in the Philippines outside of Metro Manila.
Integrating business, residential, sports, recreation and leisure facilities, the centerpiece of the
business park is the 9-hectare Ayala Center Cebu shopping mall, which draws 60,000 shoppers
daily.

As one of Cebu City's premier business and commercial district, Cebu Business Park houses
several companies ranging from business process outsourcing to industries. Among them are
Innove Communications, Vivant Corporation, Taft Property, SGV & Co., Joaquin Cunanan &
Co./PricewaterhouseCoopers, Regus, Jinisys Software, Taiheiyo Cement, SilkAir (Singapore) Pte.
Ltd. and Cathay Pacific. The business park is also home to local and foreign banking and
financial institutions such as SBC, Citibank, Chinatrust Bank, BDO, Metrobank, UCPB, RCBC,
Security Bank, PSBank, Chinabank, Exportbank and Asia United Bank
RESIDENTIAL
Cebu Business Park hosts residential areas such as Ayala Land developments mostly within the
immediate vicinity of Ayala Center Cebu. Across the mall is Avalon Condo Cebu, a 21-story premium
condominium complex. 1016 Residences, a 27-story condominium building,offers 109 exclusive two to
three-bedroom units. There are also limited edition penthouse units with price ranging from 10 million
to 45 million. The development features landscaped gardens, a kiddie play area, lobby lounge, roof
deck and a sports facility. There is also Park Point Residences, a 38-story condominium building offering
255 one- and two-bedroom units to three-bedroom penthouse units. Alongside the two developments
is the more recent The Alcoves, another luxury condominium spanning two residential blocks and
scaling up to 37 stories featuring one- to three-unit bedrooms. Other developments include 21-story
Sedona Parc and three-towered Solinea, residential projects by Alveo Land, and a subsidiary of Ayala
Land.
Initial development includes construction of a road network, the 12-storey Richmonde Hotel Iloilo and
Richmonde Tower, Festive Walk, Two Business Process Outsourcing office buildings. The IT complex has
been certified as an information technology park by the Philippine Economic Zone Authority (PEZA),
granting locators perks such as tax holidays and duty-free importation of equipment among others.
Megaworld is setting aside a 9.7-hectare lot for the boutique hotel and commercial district which is
being offered to interested business owners.
Iloilo Business Park increased by an additional 18 hectares, bringing the project to roughly 72 hectares
from its initial 54.5 hectare-size. This is due to the increasing demand for residential and commercial
properties and good reception to Megaworld's first development in the region and biggest township in
the Visayas, modeled after the live-work-play approach that it claims to have pioneered in the
Philippines.
Residential
One Madison Place Luxury Residences is Megaworld's 1,700-square meter residential development
within Iloilo Business Park. It consists of three 10-story mid-rise towers along Megaworld Boulevard.
Lafayette Park Square is Megaworld's second condominium project within the business park. The 14-
story single tower features French and Spanish architectural designs.
The Palladium, introduced on October 2014, is cited to be the tallest modern luxury residential
condominium in Western Visayas. Standing 80 meters high at 22 stories, The Palladium will also be the
region's first residential tower with its own skygardens in various floors overlooking Iloilo. At the
topmost floor of the tower, there will be exclusive loft units ranging from 76 square meters to 115
square meters.
Office buildings
Three Megaworld office towers were initially developed to cater mainly to business process outsourcing
companies. They combine a total of 25,000 square meters of leasable space and could accommodate a
total of 10,000 employees. These are One Global Center, Two Global Center and the Richmonde Tower
which also houses the Richmonde Hotel Iloilo. Construction of two more office buildings, namely One
Techno Place and Two Techno Place, commenced last 2015 and are set to occupy a total of 19,000
square meters of leasable space housing an additional 8,000 employees.
