GINA V. TATOY, of legal age, single, Filipino and with residence and
postal address at Block 11, Lot 19, Katapatan Homes, Brgy. Banay-
Banay, City of Cabuyao, Laguna, hereinafter referred to as the “Lessor”
---AND---
WITNESSETH THAT
WHEREAS, the Lessor is the true and lawful owner of a apartment situated at
Oroville Subd., Brgy. Mamatid, City of Cabuyao, Laguna;
1. That the monthly rental for the said premises shall be THREE THOUSAND
FIVE HUNDRED PESOS (Php 3,500.00), Philippine Currency;
2. That the Lessee is willing to pay advance/deposit rental for TWO (2) MONTHS
with a total amount of Php. 7,000.00 and the same shall be applied as security for non-
payment of rent and damage incur in the premises subject of this lease;
3. That Lessor hereby acknowledge and received the amount of Php. 7,000.00
from the Lesee upon signing of this Contract of Lease;
3. That the amount of rental cannot be subject to increase within the duration of
this contract, however, both parties may agree for the increase of rental right after the
term of this agreement if ever both parties mutually agree for renewal of this contract;
4. That the parties hereto bind themselves to faithfully comply with the terms and
conditions the monthly rental for the said place;
5. That the lessee cannot make any construction or improvement in the above
stated property subject of this lease without a written notice or approval of the lessor. In
the absence of any notice or approval, any construction or improvement by the lessee
shall form part of the lease property and automatically owned by the lessor;
6. That the Lessee hereby expressly acknowledges that the leased premises are
in good and able condition and agrees to keep the same such good and tenable
condition complying with all laws, ordinance and regulations of the Government as
regards the use, occupation and sanitation of the leased premises;
8. That the water and electrical consumption shall be shouldered by the Lessee;
10. That the leased premises shall be used exclusively for residential house with
commercial establishment and the lessee cannot use the lease property other than its
purpose. The Lessee shall be the sole occupant of the said premises;
11. That the lessee shall not keep, deposit or store in the leased premises any
obnoxious or inflammable materials or substance that might constitute a fire hazard or
cause detriment to the surroundings;
12. That upon expiration of this contract , the Lessee undertakes to vacate and
surrender to the Lessor the leased premises peacefully and in the same good, clean and
tenable condition as when it first occupied;
13. That any legal action arising from this contract shall be filed exclusively in
proper courts of Laguna Province, all other venues are being expressly waived;
14. That the parties have agreed to abide by the terms and condition of this
contract;
IN WITNESS WHEREOF, these presents are signed both of the Lessor and the
Lessee, this-____ day of ___________________, 2016, at City of Cabuyao, Laguna.
