CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This lease contract and entered into the City of Ozamiz, Mindanao, Philippines by and
between:
YUL P. BALATERO, of legal age, married and a resident of Greenland
Executive Village, Carangan, Ozamiz City, Mindanao, Philippines herein referred to as
the LESSOR;
JESTONY Y. AYTA, of legal age and a resident of Purok – 7 Proper
Langcangan, Oroquieta City herein referred to as the LESSEE;
WITNESSETH:
That the LESSOR is the owner of the House located at Purok – 2 Brgy. Carangan,
Ozamiz City which the LESSEE agreed to rent the house.
That the LESSEE has offered to lease the House of the aforementioned Unit and
LESSOR has accepted and agreed to lease the same unto LESSEE, subject to the
following terms and conditions:
1. That the lease shall be for a period if ONE (1) YEAR effective from June 7, 2021
to June 7, 2022, renewable in writing at the expiration of said terms at the option
of the LESSOR.

2. That the LESSEE obligates herself to pay a monthly rental of Nine Thousand
Pesos (₱9,000.00) Philippine Currency on every 7th of the month Twenty Seven
Thousand (₱27,000.00) every quarter

3. Upon the execution of this contract, the LESSEE shall deposit in cash with the
LESSOR an amount of (₱9,000.00) Philippine Currency equivalent to one (1)
month rental of the lease premises, as a security for the strict performance of this
lease contract and for any damage which the LESSOR has sustained by reason of
the act of default of the LESSEE and one (1) month advance rent of Nine
Thousand Pesos (₱9,000.00) Philippine Currency which is applicable to the first
month of this contract. The said security deposit shall be returned to the LESSEE
within one (1) month upon termination of this lease unless the same LESSEE
have defaulted in the payment of rentals due before the expire date of this contract,
in which case the deposit shall be applied to the rentals in advance.
4. That the LESSEE obligates herself to pay any and all accounts pertaining to
facilities availed in the leased premises such as but not limited to Prime Water,
MOELCHI-II, PLDT and the likes as well as expences for repairs and
maintenance if the lease premise.

5. That the LESSEE shall not deposit or store within the leased premises any
inflammable or explosive materials (other than Gas Stove) or substances, the same
being in violation hereof, the LESSEE shall be responsible for any and all
damages casued thereby to the LESSOR and the latter shall have the right to
immediately cancel and rescind this contract.

6. That the LESSEE shall not introduce improvements or make any alteration in or
addition to the leased premises without the written consent of the LESSOR.

7. That during the period of the lease, representative of the LESSOR shall be
allowed to entry into the leased premises at any reasonable time of the day for
purpose of inspection on repairs or alteration therein.

IN WITNESS WHEREOF, the parties hereunto set their hands this 7 th day of June 2021
at the City of Ozamiz, Philippines.
