ABSTRACT
Machhabhaudi is a market area located around the peripheral of Heart of the Dharan city (Bhanu
Chowk). It is an old settlement of the Dharan which needs to be redeveloped according to the
need of the time. The site has an area of 24317.9-meter square extended from Machhabhaudi
park to Bhanusmriti path & Sadan road to Shanti path having existing park on west side. The site
is impacted by squatter settlement, unmanaged street vendors, traffic congestion, parking
problems, footpath problems. With the observations of site done through different approaches
like interviewing, questionaries, reading history, related report is completed.
INTRODUCTION
The dictionary meaning of redevelopment is “construction of new buildings in an urban area,
typically after demolishing the existing buildings.” Redevelopment is any new construction on a
site that has pre-existing uses. It represents a process of land development uses to revitalize the
physical, economic and social fabric of urban space (Wikipedia).
The importance of redevelopment are:
1. To management the poor land and unplanned developments.
2. To control the inappropriate building system and housing conditions.
3. To improve the built environment and condition of infrastructures
4. For prevention of disaster risks due to high concentration of old building.
5. To minimize the stress full life of city and enhance community wealth.
6. To solve the problems related to health, water and sanitation, Air pollution, problems of
solid waste management and formation of slums and squatter settlements.
7. To protect local and regional ecosystems.
BACKGROUND
Dharan is a sub-metropolitan city in Sunsari district of province no.1, Nepal, which was
established as a fourth municipality in the kingdom in 1958. Dharan is the location of the former
Vijayapur, the seat of a historical Koch kingdom, which was later used by the Sen kings of
Makwanpur. Since 1584 AD till 1774 AD, Dharan-Vijaypur was the capital city of Morang
kingdom of Limbuwan. City abstracted its name “DHARAN” after a rectangular hollow dug

under the ground and a low platform upon it for sawing logs with a big saw, one person on the
platform and other below it. Dharan lies on Sunsari district of Province -1 having its own
religious landmark or a major temple like Pindeswor temple, Dantakali temple, Budhasubba
temple, Panchakanya temple. Development started due to the religious aspect as well as due to
the climatic condition of this town. Stone paved road connecting religious monuments
established a market area for traders and lodge for tourist that resulted in linear pattern settlement
with alignment to the road mainly in Purano Bazaar and Maccha Bhaudi area. Dharan is a great
example of organic growth in terms of development pattern and surviving activities which was
also influenced to nearby areas such as Itahari, Damak, Udaypur, Morang. Due to availability of
dense forest, the main income source was generated through timber only. The land not being
fertile lead the people of Dharan to have their fields in Terai for agriculture and habitat in
Dharan. Settlement started by wide use of timber and CGI sheets. Major devastation experienced
after the earthquake of 2045 B.S. that lead the houses to be rebuilt with modern technology. Due
to presence of loose soil, the drain of the market area was swept away resulting in a Bhaudi
around which the fish market was started. The traditional core used to be society dominated by
Newars and Kasahis. Maccha Bhaudi area was enveloped as a market center.
ABOUT SITE
The proposed site for the redevelopment is in Dharan sub-metropolitan city in Sunsari district of
province no.1. The location of our site is in Dharan -3(MACCHA BHAUDI) with the site area
24317.9sq meter. The coordinates of our site are 26.81 degree north 87.28 degree east. Proposed
site is trapezoidal in shape with warm and temperate climate and tropical evergreen vegetation.
Business, employment, education, shopping is the activity carried out in the site. The site is 210
m away from the main highway.39 km away from the airport and 1.9 km away from the BP
Koirala memorable hospital. Due to modernization and economic development is demanding for
a commercial center. The core of Dharan has become a hub of both retail and wholesale market.
Main income source generated here is through business.

SITE
Commercial activities are performed by renting spaces by the house owner with multiple
functions within single building. The area is alive due to presence of street vendors on the
alongside of the shops with temporary structure. While the area is developing in commercial
activities, the quality of life of inhabitants is virtually turning into slum.
PROBLEM IDENTIFICATION
Due to the fragmented land use has created poor urban environment in the site. Various problem
was identified as there is no proper segregation for vehicular and pedestrian movement that has
created hazard and lack of security. Arbitrary location of street vendors has resulted to lack
proper facilities and sanitation. Flash flood from Karam Dada the northern part of the site has
been a serious threat. The physical form existing in site is not of a good quality that has
hampered the site in context of a strong landmark that has isolated the site despite being around
the center of the city. Commercial activities of low scale traders face difficulties due to improper
shade. Unmanaged squatter settlement is creating imbalance in the architectural features to the
site. Lack of awareness among the public regarding their quality of life is virtually turning the
core of site into slum.
- To commercialize the building aligned with the road and core area of the site should
be residential zone.
- To revitalize fish market.
- To uplift the quality of life of the inhabitants

During the verge of development in Macchabhaudi area, due to main market area in Purano
Bazaar, the settlement was planned along the alignment of road that emphasis the area to be
commercial which is in need for a proper provision for a mix of land uses that will foster the
commercial activities and provide opportunities for the expansion of tourist-related facilities and
activities for economic stability of the site. Lack of open space in site needs an enhancement of
park as a place for tourists and socially interacting space. Provision for an active pedestrian
environment can be created by making the Kabi krishna pakhrin marg fully pedestrianized.
Making core area of a site as residential zone can improve the circulation for inhabitants
improving their quality of life. Create and enhance a positive visual and physical image of the
site area as well as to increase the activities in the nodes through proper management of street
vendors.
METHODOLOGY
For gaining sufficient knowledge and information, we should go through the depth study of the
topic. While having the depth study we should go through various process.
1. Site observation
All the students of our class went to Macchabhaudi for site study. The five elements of city were
observed during the site study. Site is measured physically and different aspects of site are
studied.
2. Data collection
Data were collected through interview, site observation, studio meetings and consultation.
3. Site analysis
Site was analysed through physical, social, cultural, environmental and visual aspects.
4. Literature and case study
Standard data were found out for the related projects and selection of case study will be chosen
that can help us to fulfil our objective and goals.
5. Concept development
Concept will be formed solving the identified problems during the site analysis.

CONCLUSION
It was concluded that the redevelopment can be done in different aspects such as physical, socio-
cultural, socio-economic, environmental. From the site observation and survey performed,
different problems are identified and analysed with which the objectives and goals are set which
will help us in the process of redevelopment of Maccha Bhaudi. This proposal will guide us
throughout the project taking consideration for the observed site issues as well as the
opportunities provided by the site that will bound us towards the end of the project.
