Boardwalk REIT Limited Partnership (hereinafter called the “Landlord”; “Landlord” shall
include the employees and agents of the “Landlord”)

1. The Landlord subject to the conditions hereinafter mentioned, hereby lease to the Tenant (s), who
accept this Lease Agreement and the said conditions, those premises described as Apartment Number 702
(hereinafter called the “Apartment”) in the building municipally described as 116A Ave & 32 St (hereinafter
called the “Building”) in the city of Edmonton and the Province of Alberta, T5W 4R1.
2. LENGTH: The length of this Lease Agreement shall be from 12:00 noon on the th day of January 2020 to
12:00 noon the last day of September 2020 and thereafter on a month-to-month basis commencing at noon
on the first day of the following month and at noon the first day of each month thereafter.
3. SECURITY DEPOSIT: The Tenant(s) agrees to pay the Landlord a Security Deposit in the amount
of $800 The Tenant(s) agrees that the interest on this deposit will be refunded at the end of tenancy. See
Schedule A, paragraph 14.
4. RENT: shall be $1000 per month payable on the first month. The Tenant(s) agrees to pay the
afore-mentioned rent by
cheque or money order to the Landlord's office or such other place as directed from time to time. Rent
paid to the Landlord by someone other than the Tenant(s) shall be deemed to have been paid on behalf
of the Tenant(s).
5. PARKING SPACE: The Landlord agrees to lease to the Tenant(s) parking space(s) number: 802 OS from
09/01/2020– Ongoing at an additional cost of $0.00 per month payable on the first of the month
.
The Landlord reserves the right at any time to change the Tenant(s) parking space. The Landlord will give
one month written notice to Tenant prior to moving their parking space(s). A suitable alternate parking
space, if available, will be given to the Tenant(s) at the same cost per month as the original parking space.
6. STORAGE SPACE: The Landlord agrees to lease to the Tenant(s) storage space(s)
number: NONE
7. The Tenant(s) is responsible for all utilities not provided by the Landlord. The Landlord agrees that the
following are
included with the
rent:

8. In the event the Tenant(s) takes possession of the Apartment before the commencement date of
this Lease Agreement, the Tenant(s) will pay the Landlord the sum of $0.00 covering the period from N/A to
the Lease Agreement commencement date. The Tenant(s) also agrees to follow all rules and conditions in the
Lease Agreement during this period.
9. ADDITIONAL TERMS: The monthly rental incentive under this paragraph will be terminated in the event of
any of the
following
:
i) The Tenant(s) commits a substantial breach of the Lease Agreement as defined by the
Residential Tenancies Act, ii) the rent is not paid on the first day of the month throughout
the term, and iii) if during the term any two rent payments are returned for non-sufficient
funds.

10. The parties acknowledge that there are no representations or warranties as to the Apartment or the
Building except as expressly set out in this Lease Agreement and this Lease Agreement may not be
amended in the future except by an agreement in writing.
We hereby acknowledge receipt of a copy of this Lease Agreement IN WITNESS WHEREOF the parties have
executed this Lease Agreement.
