RSP Conclusion
Based on our findings, we would recommend action to be taken to be under following category:-
i. Existing PDAM and softener pumpsets within Softener Pump & Filter Room need to be
replaced with new pumpsets to avoid pump failure which will disrupt water supply to hotel
and laundry.
ii. Gas detectors need to be install at all kitchen area with Natural Gas supply to detect any
gas leakage.
iii. To provide fire signal from individual Gas detection system at kitchen area and linked
back to Main Fire Alarm Panel inside Fire Control Room for fire emergency purpose.
iv. To install emergency shut-off valve which able to shut off the gas supply automatically
when gas leakage was detected.
v. Motorised fire damper actuators need to be make good and tested to ensure its
functionality during fire emergency operation.
vi. To engage certified third party pump vendor to carry out the service & maintenance for
the existing UL/FM fire pumps due to fire safety consideration.
vii. To linked back the localized FM200 gas panel status to Main Fire Alarm Panel for
monitoring and fire alarm purpose.
viii. To provide lift supervisory panel for all lifts installed inside Fire Control Room for
centralized monitoring purpose and fire alarm operation.
ix. To replace all existing cooling towers with new high-efficiency cooling towers to avoid
breakdown of chilled water system due to cooling towers failure.
x. To install the temperature controller and alarm for all transformers to avoid overheating
of the transformer.
xi. To provide the drainage or wall surrounding the oil type transformer to avoid the
powerhouse equipment is exposed to oil directly, in case of oil type transformer leakage.
xiii. To perform megger test and thermographic infrared inspection for all the sub-main
cables and distribution panel which is more than 25 years old to minimize the risk of
unforeseen power outages.
i. Recommend to replace all existing FCUs and replacing with new thermostat which able
to modulate and control room temperature for better room air quality, human comfort,
silent operation and energy saving purpose.
ii. Recommend to install automatic tube condenser tube cleaning system for all existing
chillers to prolong equipment lifespan by minimize scaling formed inside condenser tube.
iii. Recommend to install auto non-chemical treatment system for new cooling towers to
maintain condenser water quality and also reduced manual operation cost.
iv. Recommend to replace existing less efficient Chiller No.1 & No. 2 with new highly efficient
chiller for electricity cost & energy saving purpose.
v. Recommend to replace all existing chilled water & condenser water pumps progressively
with new high efficiency chilled water pumps for energy & electricity cost saving purpose.
vi. Recommend to clean and maintain the potable Ground Water Tanks to maintain good
and acceptable water quality.
vii. Recommend to add roof storage tank to save pumping energy cost and minimize water
disruption due to pump failure and PLN power shortage.
viii. Recommend to review maintenance/calibration record for protection relay and ensure it
ix. Recommend to regularly do house-keeping for all Mechanical & Electrical plant rooms,
including riser compartments.
x. Recommend to replace the existing BAS system with new centralised BAS System which
includes the control, monitoring, and trend logging the status of all M&E system such as:
xi. Recommend to engage 3rd party specialist contractor to carry out the on-site mapping for
all existing M&E services routing and provision including update all the MEP system as-
built drawings accordingly.
xii. Recommend to review and improve the current Standard Operating Procedure (SOP) or
Method Statements for hotel MEP operation, upgrading and renovation works which
include but not limited to the following recommendation:-
- Implementation, records and scheduling of the regular service and maintenance tasks
for all MEP equipments
- Keep tracking of all MEP equipments aging, upgrading and replacement schedules
- Continuing Professional Development for all engineers and technician who in-charged
for the relevant MEP system
xiii. Recommended to replace the analog meter to digital type for better accuracy, reliability
and easily data trending.
xiv. Recommend to have the earth bars at powerhouse to provide a convenient common
earthing point for electrical installations.
xv. Recommend to install a residual current device in the wiring installation to prevent electric
shock and thus protect against leakage.
xvi. Recommend to replace the existing components or equipment which is obsolete or aged
more than 25 years. The downtime during equipment break down can be minimize after
upgrading or replacement of existing components.
