    AFFIDAVIT OF TWO DIS-INTERESTED PERSONS


    We, TERESITA P. DERAS, widow, of legal age, Filipino Citizen and resident
    of Tubongan, Kayapa, Nueva Vizcaya, Philippines, and JULIE C. DE GUZMAN,
    widow, of legal age, Filipino Citizen, with residence and postal address at
    Tubongan, Kayapa, Nueva Vizcaya, Philippines, after having been duly sworn
    to in accordance with law hereby depose and state, that:

    1. We personally know GREGORIO CODNITA ODIONG, Jr. and


    JEFFERSON PAYANCE LASATEN SR.;

    2. Gregorio Codnita Odiong Jr., sold a certain parcel of land located at


    Pangawan, Kayapa, Nueva Vizcaya, covered and embraced by Katibayan
    ng Orihinal na Titulo Blg. P-24617 with an area of SIXTEEN THOUSAND
    SIX HUNDRED NINETY (16,690) SQUARE METERS to Mr. Jefferson
    Payance Lasaten Sr., as evidenced by a Deed of Absolute Sale dated
    May 5, 2022;

    3. All the Bureau of Internal Revenue (BIR) processes were all done and a
    Certificate Authorizing Registration (CAR) was issued, however, there are
    discrepancies in the said document;

    4. In the said Certificate Authorizing Registration, the name of the seller


    appearing is GREGORIO CODNITA ODIONG, the suffix name “JR” was
    omitted, while the name of the buyer appearing is JEFFERSON
    PAYANCE LASATEN, the suffix name “SR” was omitted;

    5. The correct name of the seller is GREGORIO CODNITA ODIONG JR.,


    while the buyer is JEFFERSON PAYANCE LASATEN, SR. In fact, in the
    forms Capital Gains Tax and Documentary Stamp Tax
    Declaration/Return, their respective name appearing is GREGORIO
    CODNITA ODIONG JR. and JEFFERSON PAYANCE LASATEN, SR.;

    6. With the foregoing circumstances, the name “GREGORIO CODNITA


    ODIONG” and “GREGORIO CODNITA ODIONG JR”, pertains to one
    and the same person and the seller/vendor of the aforesaid parcel of
    land. Likewise, the name “JEFFERSON PAYANCE LASATEN” and
    “JEFFERSON PAYANCE LASATEN SR.”, pertains to one and the same
    person and the buyer/vendee of the aforesaid parcel of land;

    7. We are not in any way related to the above-mentioned persons neither by


    consanguinity nor affinity;

    8. We know the above facts and circumstances because we are long time
    friends and neighbors of the aforementioned persons;

    9. We are executing this affidavit to attest to the truth of our foregoing


    statements and for all legal intents and purposes it may serve.

    IN WITNESS WHEREOF, we have hereunto set our hands this 2nd day of
    March, 2023 at Baguio City, Philippines.
