finishes have not been inspected, unless noted. The opinions expressed in this report are based upon a
reasonable inspection conducted with reasonable care. These are the conditions of acceptance of this
report.

1.0 INTRODUCTION

1.1 In response to instructions from Mr. K….. R….., Trail Developments Pty Ltd, a dilapidation
survey was undertaken of the adjoining building for the proposed residential development by
engineers, Mr R…… B……. and Mr R…….. C……. on 30.03.2010.

1.2 The purpose of the dilapidation survey is to catalogue the existing condition of the adjoining
dwelling at No.5 McK….. Rd, B…….

1.3 This dilapidation report is provided to establish conditions of the adjoining structure prior to the
construction of the proposed residential development which will be located alongside this building,
specifically at 7 McK…… Rd, B………. and will comprise of a four level concrete and
lightweight timber and steel construction with basement, on a bored pier retention system and an
isolated pad footing system internally.

2.0 SCOPE OF WORKS

2.1 This dilapidation survey has been conducted to provide information relating to adjoining property
existing conditions.

3.0 DESCRIPTION OF ADJOINING PROPERTY

3.1 The existing building is a single storey, double fronted, masonry, Art Deco structure fully detached,
located along the western side of the proposed residential development. Refer Appendix A for
photo of building front elevation.

3.3 We believe the property is circa 1960’s.

3.4 We believe the structure is founded on stump footings with strip footings supporting external
masonry and is of a terracotta tile roof construction.

3.5 At the time of the dilapidation survey an employee and two residents were in attendance.

4.0 OVERVIEW

4.1 In general the building appeared to lack maintenance and in particular there appeared to be
significant amount of movement evidenced in gaps between window frames and brick work and
creaking floors.

4.2 There was widespread peeling of paint.

4.3 The timber floor was uneven throughout and creaked when walked on suggesting some degree of
footing movement.

4.4 At the back of the building is a timber extension and portions of the brickwork and mortar appeared
to have been replaced.

4.5 At the back of the property there is a steel car port. It consists of metal roof sheeting and steel
columns. Refer Appendix B for photo.

4.6 Concrete paving is located along the east side of the property. This paving had debris over and
appeared to be cracked throughout.

5.0 LOG OF DEFECTS

5.1 A walk through of the property was conducted and photos taken documenting the dilapidation observed.
Refer Appendix C for photos relating to the following log of defects:

5.6 External- eastern side of building brickwork (in places) has been replaced
approximately one third distance from front with 2-3mm steeped cracks. Refer photo 5.
