The Roshn Real Estate Employer is intending to execute SEDRA 2 Master plan in Riyadh
and has entrusted the consultative Alliance of Perkins Eastman (PE) & Engineering
Consultants Group (ECG) to carry out the design works and consultancy service related
to the project, the design works include; concept, schematic drawings, design
development, detailed design and construction documents.
a. Site Location
Facility building is located within the financial district located in plot 2A area the
total land area of SEDRA 2A is approx. 2,259,291 sqm. As per PE developed the
services buildings blocks following Roshan requirements.
ECG taken into consideration while putting the preliminary design concept ideas that
the utility buildings should express the power of the concept and the culture in Riyadh
through a building that contains power, beauty and simplicity at the same time.
The design aimed to have a unique building integrated with other surrounding
buildings within the Riyadh, by using modern approach for design and material
selection with using structural glazing for opening & aluminum louvers to serve the
project.
The architectural design based on allocating the utility buildings around service roads.
Such design allow the users to have efficient spaces to work.
Based on the received design requirements of that part of the project titled with
Buildings description
F01- Fence
Precast fence surround the four buildings. The total maximum height of fence = 3 m.
The functions of every building and fence are designed for the maximum benefit and
efficient of the buildings for the project plot that serv.
The project located at Riyadh, The total land area is 3,780,665.49 m2 . The water tank
package consists of the followings buildings:
The water supply system designed to fed fresh water to the buildings B01, B03 &
B04 with a tie-in point of adequate size.
Hot water supply for toilets in buildings B01 & B04 shall be utilized by using
individual storage type electric water heaters.
Two-pipe gravity system comprising soil and waste stack in buildings B01, B03 &
B04 connected to site main drainage network.
The drainage system shall be divided into two zones. An upper zone for the
ground floor and above ground in buildings B01, B03 & B04, and a lower zone for
floor below ground in building B01 are collected in sump pit then discharged to
external network through duplex submersible sump set and retarding chamber.
Storm water Roof drains shall connected to leaders, leaders shall be freely discharge.
Automatic clean agent system utilizing the NOVEC 1230 as the suppression agent
for building B01 in generator, LV, TR & RMU rooms.
Portable fire extinguishers FE-1 & FE-2 shall be distributed throughout the building
based on the requirements of NFPA 10. In addition to the mobile foam
extinguisher FE-3 shall be used for the generator room protection.

The Street Lighting System designed to provide adequate illumination to roads, streets
and fence inside the water tank layout.
FA system consists of both a fire alarm control (FACP) located at the guard room
controlling overall FA system from intelligent addressable multi-sensor and gas
detectors, manual call points, audible and visible notification appliances, cables,
wiring, termination, pull boxes, and all other necessary material for a complete
operating system.
FACP will Send the Alarm Messages to the Fire Brigade Unit using the GSM Auto Dialer
FA system shall be fully interfaced with all other related systems such as electrical
works, HVAC works, firefighting systems, etc.
Objective
The main objective of this presentation is to briefly go through all infrastructure wet
utilities demonstrating it basis of design and its application on the project elements
The general basis of design is to provide the water from its source at an economic flow
velocity to achieve the best network sizing while providing the water at a suitable rate
and pressure.
The water provide should cover the water demands of the residents based on their
activities.
Network elements
The first component of the network is the transmission line which delivers the water
from its source provided by the municipality and deliver it to the storage tank.
The water tank is responsible of two functions, the first is to maintain the water supply
in case of the water flow has a cut off, the second function is to provide balance
between water supply and demand.
Offices, control rooms and guard rooms shall be air conditioned using split hi-wall
(decorative) units.
Split units shall be heat pump type to provide heating for occupancy in winter
conditions.
Fresh air shall be provided mechanically via supply air fan whenever applicable.
Fresh air can be provided naturally via openable windows.
LV rooms shall be air conditioned using ducted concealed split units, whenever
possible to avoid locating drain pipes inside the room.
Pump rooms shall be air conditioned using Packaged Rooftop units.
Toilets and pantries shall be ventilated by separate exhaust systems.
RMU and Transformer room shall be ventilated via separated systems.
Fans Serving RMU and Transformer rooms shall be operated through a room
temperature controller located inside the room.
