TECHNICAL REPORT

1. GENERAL PART

1.0 BACKGROUND:

ARCHPLAN INTERNATIONAL LIMITED currently housed in Roots building along


Ally Skyes Closed, Tangi Bovu, Mbezi Beach is a private architectural, planning, interior
design and landscaping consultancy practice registered in Tanzania to offer consultancy
services. The firm was registered in 1985 under the direction of professionals of long
experience and exposure.

2.0 SERVICES RENDERED:

ARCHPLAN INTERNATIONAL LIMITED offers among others the following


services:

• Design, documentation and contract administration of buildings of various categories


and complexities administration (supervision of building construction)

• Preparation of master plans for big communities including regional and town
planning including preparation of development plans.

• Interior design and landscape consultancy.

• Advise on the selection of suitable sites and projects to consider for investment.

• Preparation of drawing to help economists or feasibility study experts to evaluate


projects for the preparation of feasibility studies and to assess liability.

• Assist developers in preparation of user requirements for projects that are still in
preparatory stage.

• Advise on design and contract administration of affordable and decent housing and

• Archplan International Ltd in collaboration with Uclas has been involved in training
of students.

• For old buildings, ARCHPLAN INTERNATIONAL LIMITED has conducted


inspection of buildings for renovation/restoration and preparation of schedules of
dilapidation and specifications for repairs of restoration, refurbishing, additions and
alterations.

3.0 ASSOCIATION AND OFFSHORE OFFICES

Archplan International ltd recognizes the advantages of association with other practices
within Tanzania and abroad for mutual benefit, sharing of experiences and enhancement
of capacity to effectively after services of various magnitudes and complexity. We are
associated with UNETEC with head office in TURKEY and branches in Africa and
Europe. Discussions are under way with local firms to co-operate with a view of joining
capacities and experiences to offer services for selected projects jointly. Opportunities
available in Africa are in the initial stages of consideration in association with local
professionals on target countries.

We are currently registered and established in Democratic Republic of Congo and efforts
are underway to open offices in Juba the Democratic Republic of Sudan.

TASK: PREPARING TENTATIVE COST ESTIMATES OF BUILDING


CONSTRUCTION
AIM: To learn to how to prepare the tentative cost estimates of building construction.

definitions:
Tentative cost estimation refers to the approximation of the cost of a program, project, or
operation. The cost estimate is the product of the cost estimating process. The cost estimate has a
single total value and may have identifiable component values.

Tentative cost estimate of the building construction be estimated through


i. cost per square meter
ii. Bill of quantities

i. Cost Per Square Meter


Architect's and Quantity surveyors Registration board (AQRB) has released the table with the
rate per square meter for different buildings

Also according to National Housing Corporation (NHC), Business year article and real estate
(page 93-96) there is cost estimation for housing both affordable, medium and higher earnings.

CATEGORY RATE PER M2

Affordable House 400,000 - 500,000

Medium 550,000 - 750,000

Higher Earners Above 1,000,000

Estimation cost can be done at different parts of the building


a) Foundation 10% - 15% = 12.5 %
b) Structure/ walling 15% - 20% = 17.5%
c) Roofing 15% - 25% = 20%
d) Finishing 45% - 50% = 50%
TOTAL 100%

ii. Bill of Quantities


Bill of quantities refers to a document used in tendering in the construction industry in
which materials, parts, and labor (and their costs) are itemized. It also (ideally) details the terms
and conditions of the construction or repair contract and itemizes all work to enable a contractor
to price the work for which he or she is bidding. Bills of quantities are prepared by quantity
surveyors and building estimators.
They are prepared by a “taking off” in which the cost of a building or other structure is
estimated from measurements in the Architects, Structural Engineers, and other building
consultants drawings. These are used to create a cost estimate such as in regard to the square area
in meters of walls and roofs, the numbers of doors and windows, and systems as heating,
plumbing and electrics.

Also the cost estimation can be conducted by knowing the price of the materials at the market
places.
