TECHNICAL SPECIFICATIONS
SCOPE OF WORKS
The work stipulated under this contract shall consist of the furnishing of all materials, labor, plants,
tools, and equipment and the satisfactory performance of all work necessary for the complete
construction, ready for use and legal occupancy, in strict conformity with the plans, specifications,
and other related Contract Documents, of the subject construction project.
SITE PREPARATION:
The Contractor shall furnish all materials, labor, tools, plants, and services necessary to clear and
clean the site where the proposed project is to construct.
The Contractor shall secure all required permits and pay all fees in connection with the project
before any work is commenced.
The Contractor shall have at least two benchmarks at different places for checking elevations
which shall not to be disturbed at the early phase of the construction.
The Contractor shall stake out the building accurately and shall establish grades, placing such
where it will not be disturbed during construction of the foundation.
GRADING, EXCAVATION, BACKFILLING:
The area within the property lines shall be graded as per directions of the Owner or Architect.
All necessary excavations for the foundations shall be done as indicated in the plan, or as per
direction of the Owner or Architect.
All low areas shall be filled; all foundation excavations shall be backfilled and compacted after the
forms have been removed. Fill materials shall be of materials approved by the Owner or Architect,
shall be laid in 200mm layers, each layer thoroughly wetted and tamped.
CONCRETE WORKS:
All footings, columns, beams, and slabs shall be of size, shape, and dimensions as indicated in the
plans, and shall acquire a compressive strength of 20Mpa after 28 days.
All Cement to be used shall be Portland cement conforming to ASTM Standard C 150.
Gravel shall be crushed or broken stones with the maximum size not greater than 25mm. Fine
aggregates shall be river sand. These aggregates to be used shall be thoroughly washed with clan
water to eliminate dirt and other detergent materials.
Water shall be clean, clear, and free from oil, acids, and salts. Alkali, organic matters and/or
injurious substances.
Steel reinforcement shall be deformed new billets stock of intermediate grade conforming to
ASTM A15-64T and ASTM A305-567. Bars shall be true to size and shape and free of loose scales
or rust. It shall be free from dirt, paint, grease, oil, and other destroyers of bond.
MASONRY WORKS:
Concrete hollow blocks shall be of the best quality, Permanent or Custom built - CHB. Unless
otherwise thick with full mortar converges on the face shells and on the web surrounding cells to
be filled. Concrete slab for CR and BR shall be mixed with water proofing " SAHARA" powder.
Non-loading bearing masonry units shall conform to the requirements of ASTM Specifications
C129-39 and shall be a minimum compressive strength of 1.72 Mpa (average of 5 specimens')
Steel reinforcing bars shall be as in section: CONCRETE WORKS. All CHB holes shall be filled
with mortar.
All masonry shall be laid plumbed, leveled, and accurately spaced steel bars shall be placed as
indicated in the plans. CHB walls shall be tooled joint - finished on all exposed faces, unless
otherwise indicated. All concrete for foundation - columns, beams, girds, and slabs - shall be class
A concrete ASTM requirements.
CARPENTRY and JOINERY WORKS:
The quality of lumber shall be the best of the selected grade available of their respective kinds of
the various parts of the works, well-seasoned, thoroughly dry and free from loose or unsound
knots, caps, shakes, or other imperfections impairing their strength, durability and appearance. All
exposed surfaces shall be smooth sanded.
Carpentry works shall conform to the following schedule and shall be used wherever indicated in
the plans.
• APITONG RO.- for canopy roof, wall
• TANGILE k.d. (s4s) - for facia boards, cabinet framing door and window framing,
floorboards, and ceiling boards.
• PLYWOOD of type and thickness as indicated in the plans.
• GRILL work shall be of design and type as specified by Architect or Owner.
All works shall be well-fitted, accurately set and rigidly secured in place. Anchors and bolts (with
nuts and washers), straps, angles, screws, shall be provided when called for in the plans. All wood
members in contact with concrete or masonry shall be coated with Solignum.
FENESTRATION (DOORS and WINDOWS)
Doors shall be of the type sizes indicated in the plans. Door shall be fitted, hung trimmed as herein
specified or shown. Door shall have a clearance of 1.5mm at the sides and top, and as required at
the bottom for the specified location. The lock edge of the doors shall be believed to be at the rate
of 3mm in 50mm.
Flush doors shall be installed where indicated and shall be hardware - veneered hollow core doors.
All faces to the exterior and toilet and/or baths shall be weatherproof.
All windows shall be sizes and shapes as indicated in the plans.
Steel casement windows shall be front steel Z - sections with 3mm clear glass secured with clips
and glazing putty. Hinges and lock mechanisms shall be brass.
The windows shall be built-in as the work progresses or shall be installed without forcing into
prepared openings. Windows shall be set plumb, square level in alignment. Windows shall be
installed in a manner that will prevent the entrance of water.
SURFACES FINISHES:
All exposed concrete and masonry surfaces shall be given the finish specified herein unless a
special surface is so noted in the drawings or directed by Owner or Architect. The surfaces of
concrete or masonry shall not vary more than 6mm in 1.5m
The surface of the floor slabs shall be screened to the finished floor grades, and all surface laitance
shall be removed. A dry mixture (1:5, 1.5 mix) shall be applied to the surface. The surface shall
then be floated until the dry material becomes wet. After allowing the concrete to set (20-30
minutes) the surface shall be brought to the final grade with a wood float and additional dusting
when necessary. After the concrete has hardened sufficiently, the surface shall be trowelled to a
smooth finish.
Unless specified otherwise, surfaces of masonry wall exposed shall be given a 12mm thick brown
coat (1:4 mix). Brown coats shall be lightly scratched and bloomed. After the brown coat has been
seasoned for 7 days, the finish plaster coat of 9.5mm thick shall be trowelled to a true and even
surface, then paper - rubbed to the smooth finish.
Toilets and baths masonry walls shall be given mariwasa ceramic glazed tiles of color and type
specified in plans. The floor of said rooms shall be given mariwasa ceramic unglazed tiles, of make
and design as directed by the Owner.
The tile surface shall be of uniform texture. Glazed tiles shall have a smooth mariwasa finish. Tiles
shall be firmly secured in place. Joints shall be well - filled, lines kept straight, and true, and finish
surface brought to true plane. The finished work shall be free from loose, cracked, or broken tiles.
ROOFING:
Long span galvanized iron sheets shall be gauge 24. Rolls, flashing and other similar items required
to complete the roofing installations shall be from plain galvanized iron sheets, gauge 24, cut and
form in accordance with the details. Gutter straps shall be gauge 24, rolled, of suitable length, and
shall be spaced at not more than 1.3m on centers.
Roof sheets shall be laid in such a manner that all vertical joints are broken, and with the ends
lapping as shown in the plans. The minimum ends laps shall be 300mm, and minimum side laps
shall be 21⁄2 corrugations. They shall be fastened on steel purlins by one set of rivets, per 4
corrugations. The lower end of the sheet shall be secured to the purlins with one rivet ridge of
every second center.
Ridge rolls and flashing shall lap 250m at least over the roof sheet, shall be secured and supported
by appropriate straps at 1.3m on centers.
HARDWARE:
Hardware suitable for the service required shall be furnished and installed to fully equip, in a
satisfactory operative condition, all operating members of the projects.
But hinges shall be wrought steel, non-rising loose pin with bottom tips, mounting screws of the
same materials, swaged for mortise application, bright brass finish.
Locksets shall be heavy gauge, cold rolled steel mechanism and wrought brass exposed parts,
chrome plated finish pin tumble, cylinders locksets "Schrage" USA.
PAINTING:
All wood concrete, and masonry surfaces shall be free from dirt, glaze and dust, and shall be in
the condition necessary to receive a satisfactory paint finish. All nail holes, cracks and open joints
shall be puttied of grouted.
All concrete and masonry surfaces must be thoroughly neutralized by a solution of # 4 zinc
sulphate per 1 gallon of water. All crystals on 24-hour-dry neutralized surfaces shall be brushed
before paint application.
All millwork and other woodwork to be painted shall be sandpaper prior to painting. Void shall be
puttied.
All finished surfaces shall be smooth, even, and free from defects and shall show even coatings.
Paintings shall be applied to dry surfaces only and the succeeding coats shall not be applied until
after the preceding coat is thoroughly worked into all joints, crevices, and open spaces. There shall
be no perceptible difference in shades of successive coats.
All interior and exterior surfaces shall be given the coats of paints as specified herein. Individual
directions printed on labels of the specified paints shall be followed. Tinting colors, thinner and/
or linseed oils shall be of same brand as the paints.
• CONCRETE AND MASONRY: first coat - Boysen latex paint, second coat - Boysen
exterior house latex paint.
• EXTERIOR WOODWORK (flat finish): first coat - Boysen white exterior wood primer
second coat - Boysen Exterior house paint.
• INTERIOR WOODWORK (Flat finish): first coat - Boysen white interior primer and
sealer, second coat - Boysen flat paint.
• GLOSS FINISH: first coat - Boysen white enamel undercoat, second coat - Boysen Quick
Dry enamel.
Paint finishes not specified herein but specified in the plans or as directed by Owner or Architect
shall be done as per manufacturer's specifications and as in standard works man like manner
materials of equal quality as above.
Upon completion of the work, painted surfaces shall be cleaned, damaged works shall be touched
- up, and the job shall be left in class A condition.
PLUMBING:
The drawings show the general arrangement of the waste and drainage piping. However, where
actual field conditions necessitate a re-arrangement, drawings of the proposed re-arrangement shall
be prepared and submitted to the Owner or Architect for approval.
All materials and labor necessary to connect to the plumbing system, all fixtures and equipment
having plumbing connections shall be provided.
When fixtures and equipment are not delivered prior to acceptance, the plumbing services shall be
capped as directed and left ready for future connections.
All valves shall be gate valves unless otherwise specified or noted in the plans. Valves shall have
brass bodies and brass mountings.
PVC pipes and fittings series 1000 shall be used for all soil and waste piping, and/ or for pipes
buried in the earth. PVC pipes shall be of standard weight and dimension as manufactured by
Atlanta, Inc. or its equipment G.I. pipes shall be used for all waterlines with sizes indicated in the
plans. Vent pipes shall be PVC Series 600, of local manufacturer.
Horizontal soil and waste pipes shall be given a grade of 2%.
All fixtures and equipment shall be supported and fastened in a manner satisfactory to the Owner
or Architect.
All plumbing fixtures indicated in the plans shall be furnished and installed completely in
accordance with the quality or schedule given herein. If no definite description is given for any
fixture, same shall conform to the balance of the fixtures so specified.
SCHEDULE OF FIXTURE:
Toilet and baths - American Standard "Monica" wall hung lavatory 2.01.1013420mm x 515mm
color white.
American Standard "Monica" 1.6 GPF round front water closet 2.01.2428 667mm x 388mm x
705mm color white.
Kitchen - kitchen sink - best sink or equivalent single, size 20" x 16" x 6" stainless steel.
ELECTRICAL:
The drawings indicate the general arrangement of the fixture outlets, conduit, and wiring system.
If any departure from such drawings is necessary, details of such departures shall be submitted to
the Owner or Architect for approval.
Electrical installation shall conform to these specifications, to all applicable standards, to the latest
edition of the Philippine Electrical Code, and the local governing rules, regulations, and
ordinances. Workmanship shall be of the highest grade.
